All readings are within manufacturer specifications, and the system is operating properly at this time. During the inspection, it was noted that both the air handler and condenser are not equipped with surge protectors. It is highly recommended to install surge protection to help safeguard the equipment from electrical spikes and extend the lifespan of the system. Additionally, cleaned the drain line and drain pan, and applied Viper treatment to help prevent algae buildup. Removed debris from inside the condenser and thoroughly rinsed the condenser coil to improve efficiency. Tested the system safety flow switch, which is operating properly. Diagnostic Report – 2005 Carrier System Upon arrival, the float switch was filled with water and tripped. Inspection revealed the drain line was installed at an incline, restricting proper drainage. The air filter had been sucked into the unit, and inspection of internal components showed the evaporator coil and blower wheel were both heavily compacted with debris. Severe restriction in air flow. The interior of the air handler also showed widespread microbial growth. The customer approved a Level 3 drain line service and full drain line rebuild, which were completed during the visit. VERY IMPORTANT! After restoring system operation, refrigerant pressures and amp draws were checked. ****Readings indicated poor system performance, with notably low vapor saturation (which can lead to unit freezing up****. This condition is most likely due to the severely restricted evaporator coil and blower wheel. The existing air filter was removed and not replaced because it was the incorrect
Performed maintenance on a 2016 Trane system. The air handler interior has heavy microbial growth, with buildup on the evaporator coil and blower wheel. The outdoor condenser coil has debris restricting airflow, and the outdoor contactor is extremely pitted and worn. I recommended microbial treatment and UV light installation, pulling and cleaning of the blower wheel and evaporator coil, chemical cleaning of the condenser coil, contactor replacement, and surge protection for both units. Customer declined recommendations at this time and requested an estimate be sent over. System is running and cooling at this time.
Completed maintenance on a 2025 Daikin Fit system. Checked amp draws, refrigerant pressures, and temperatures — all within normal operating range. Performed premium drain line service and treated the drain pan and line with Viper spray. Rinsed condenser coil. Air filter is in excellent condition. System is operating properly at this time. Reminder: Pour ¾ cup of distilled white vinegar into the drain line monthly to help prevent clogs and backups.
