Performed blower motor replacement and provided a complimentary blower wheel cleaning per (Heather). After completing the repairs, I tested system operation and verified proper cooling performance, with a temperature split of 19°F. The blower motor amperage is within the acceptable range. During the inspection, I noticed that the return air grille appeared clean from the outside but was restricted by dust buildup on the backside. I removed the accumulated dust from the back of the grille, rinsed the front grille, and reinstalled it. This restriction could contribute to increased static pressure, especially when the air handler closet door is closed, potentially placing additional strain on the blower motor and contributing to premature motor failure. At this time, the system is cooling and operating properly.

Performed a diagnostic on the downstairs 1.5-ton Lennox unit and found the blower motor not operating. I tested the blower motor using a motor tester and determined that the motor may be damaged. The air filter is brand new, and upon inspection, I found the blower wheel heavily compacted with debris. I recommended blower wheel cleaning to the property management. I contacted the property management, and Zach approved ordering the replacement blower motor. The motor is covered under the manufacturer’s warranty; however, labor is not covered. The unit is temporarily down until the replacement motor can be installed. We are scheduled to return tomorrow to replace the blower motor, although the exact arrival time has not yet been determined. Current Status: Unit temporarily down pending blower motor replacement.

Inspected the second floor and checked the indoor humidity level. Despite the rainy weather, the measured relative humidity was approximately 57–58%. The system is controlling indoor humidity more effectively, and the customer reports that the air feels drier on the second floor. The unit is cooling properly and operating well at this time.

Service summary: Preventative maintenance visit UPSTAIRS Found system not cooling properly on arrival. Performed a complimentary leak search on evaporator coil, no leaks found there. Spoke with owner and approved adding a dye pack to system, will return next week for dye pack results. Completed the preventative maintenance by cleaning the drain line, rinsed the outside coil. Performed a diagnostic and found an error code on the thermostat indicating a drain line clog. Upon inspection, the system drain line was extremely clogged, and the drain pan had black mildew buildup. I informed the customer of the findings and provided a quote for drain line cleaning. The customer approved the repair. The customer mentioned that she is currently selling the house, so she does not want to enroll in a maintenance agreement at this time. I cleaned and cleared the drain line and applied Viper treatment to the drain system. I also replaced the system air filter at the customer’s request. After completing the service, I tested the system operation and verified that the drain line is flowing properly. The system is running and draining properly at this time.

Performed a diagnostic on a Ducane air conditioning system located in the attic. Found the flow switch tripped due to a severely clogged primary drain line. Quoted the customer for drain cleaning, and the customer approved the repair. Due to the severe blockage, I cut out the existing drain trap, which was heavily clogged and in poor condition, and remade the trap. I ran a drain snake through the primary drain line until it cleared completely. After clearing the blockage, I flushed approximately six gallons of hot water through the drain line until the water was flowing clear. I also applied drain salt to help treat the line. Reassembled the drain system and treated the drain pan and primary drain line with Viper treatment. Reset the flow switch and tested the system in full cooling mode. The unit is cooling and draining properly at this time. Customer was completely satisfied with the completed work.

Performed a diagnostic on the downstairs left unit#2. Upon arrival, the thermostat had no display. I checked the system voltage and found 120 volts on each leg, with 240 volts across the system. I checked the low-voltage fuse and found it blown. Further troubleshooting to determine the cause of the blown fuse found the contactor shorted, measuring approximately 0.94 ohms. I explained the findings and recommended replacing the contactor and low-voltage fuse. The customer approved the repairs. I replaced the contactor and fuse, then tested the system operation. After repairs, I checked system pressures, subcooling, superheat, temperature split, and overall operation. The system is now running and draining properly at this time.

Performed a diagnostic on a 2.5-ton Carrier system and found the drain line clogged. I presented the customer with an option for drain cleaning and also explained the Arctic Membership. The customer accepted the Arctic Membership, and I completed the summer tune-up. I cleaned the drain system using a drain snake and flushed approximately six gallons of hot water through the drain line. I vacuumed the secondary drain pan and cleaned the primary drain pan and drain line. I also added Viper treatment to the drain system. After cleaning, I checked the system temperature split and replaced the air filter. The customer provided a new filter, which I installed and dated. During the inspection, I found the evaporator coil heavily compacted with debris and badly corroded. The customer is aware that the system is old and mentioned that he may sell the apartment. I also checked access to the roof. Security advised that the roof hatch is completely closed and they do not have a key to open it.

Performed drain line cleaning. Ran a drain snake through the drain line and successfully cleared the blockage. Flushed the drain line with four gallons of hot water and added Viper treatment. Tested system operation in cooling mode. The system is cooling and draining properly at this time. Also reviewed the maintenance agreement with the customer. The customer is still considering the membership at this time.
