Performed diagnostic on approximately 10-year-old gas furnace. Found the system with a clogged condensate drain line. Quoted the customer for drain cleaning and presented the maintenance agreement. Customer enrolled in the Arctic Membership today, and I completed the first summer checkup. Cleaned and flushed the condensate drain line, applied Viper treatment, checked temperature split, and inspected the air filter; filter is clean. System was tested after service and is currently operating and cooling properly with good drainage. The remaining two full maintenance visits will need to be scheduled.

Performed a diagnostic on the downstairs HVAC system. Customer stated the upstairs system was not cooling yesterday, but it is currently operating and cooling properly. Checked the upstairs thermostat; it was reading 68°F with a 68°F set point. For the downstairs system, the thermostat was reading 70°F with a 69°F set point. Checked system operation, refrigerant pressures, subcooling, superheat, and temperature split. All readings were within normal operating range at this time. Checked the condensate drain line and confirmed the system is draining properly. Inspected the air filter and found it damaged and not installed to manufacturer specifications. The filter was marked as inspected on 9/17 and needs to be properly replaced. No additional filter was found inside the air handler area, so the existing filter was reinstalled temporarily. Performed leak search on mini-split system. Found refrigerant leak at flare nut. Initially tightened the flare nut, which appeared to stop the leak; however, electronic leak detection still indicated a slight leak. Recovered the refrigerant from the line set, cut off the existing flare, and re-flared the line. Reinstalled the connection and evacuated the system to 248 microns. Performed a pressure test with no leaks detected, and the vacuum held properly. Added approximately 2 lbs of refrigerant and tested the system in cooling mode. Unit is operating and draining properly at this time. Performed a final electronic leak inspection at the repaired flare connection with no leak detected. All work performed is covered under warranty.

Performed a diagnostic on a 2005 Carrier system that was not cooling. Checked the air handler and confirmed the blower motor is operating. Upon inspecting the outdoor unit on the roof, found the system completely void of refrigerant. The compressor is severely corroded and was pulling ambient air into the system. Due to the condition and age of the equipment, repair would require special-order parts, with limited availability and no guarantee that the required components can be sourced. Explained the repair limitations to the customer and discussed the option of upgrading to a new system. Customer requested a replacement proposal. Contacted the office and created a lead for Kenneth. Kenneth arrived on site, presented the replacement proposal, and the customer signed for the new system today. Performed preventive maintenance on downstairs Unit #1, located on the right side of the exterior closet/mechanical room. System is a 2.5-ton Carrier unit. During the inspection, found the drain line T-fitting broken, causing drainage issues while the system was operating in cooling mode. Recommended replacement of the broken fitting, and the customer approved the repair. Removed the damaged T-fitting and installed a new one. After the repair, tested system operation in cooling mode and checked system pressures, subcooling, superheat, and temperature split. Also checked compressor, condenser fan motor, and blower motor amperage. All readings and system operation are good at this time. Cleaned the drain line and drain pan and added Viper treatment. Rinsed the condenser coil and removed debris from inside the condenser. Inspected the blower wheel and evaporator coil; both look good at this time.

Performed preventive maintenance on Unit #2, a Carrier 3-ton system located in the left-side exterior mechanical room. Checked system operation in cooling mode, including system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. All readings and system operation are within normal operating conditions at this time. Cleaned the condensate drain line and drain pan and added Viper treatment. Rinsed the condenser coil and removed debris from inside the condenser. Inspected the system and found the blower wheel and evaporator coil clean. The system is operating properly and the condensate drain is draining properly at this time.

Performed service on the air handler following the previous visit by Mason, who installed the air handler control board and blower motor. At that time, the system was not communicating properly. Upon arrival, I connected to the Cool Cloud app and downloaded the air handler control board data, including the system settings and configuration information. The data was shared as required. I then verified the equipment at the rooftop and confirmed the system was properly configured and operating normally. Tested the system after completing the setup. The air handler is now communicating properly with the blower motor, and the system is operating and cooling properly at this time. The customer also reported water dripping from the fourth floor into the ceiling area and inside the air handler closet. The customer stated there is high humidity in the bathroom/closet area and that work is scheduled for tomorrow to investigate and locate the source of the water leak. Residents from the second

Performed a diagnostic on the apartment-over-garage unit. Customer stated that the safety float switch was repeatedly receiving water and tripping the system off. Inspected and tested the primary drain line and drain pan. The drain line is clear and draining properly, and the drain pan is not retaining any water. No blockage or drainage issue was found. During inspection of the evaporator coil capillary tubes, I found condensation forming on the tubing and dripping onto the UV light wiring, allowing water to travel into the secondary drain area. When the wiring was moved, visible water staining was present. I relocated and secured the UV light wiring with zip ties and repositioned the capillary tubes away from the affected area to prevent further condensation from contacting the wiring and draining into the secondary pan.
