Performed a diagnostic on the upstairs and downstairs HVAC systems to investigate humidity and possible temperature-related issues. I used an infrared camera to check for hot and cold spots throughout the home and inspected the attic insulation. I found a few areas with missing insulation; however, the overall insulation condition did not appear severe enough by itself to cause ceiling condensation. I also found a 4-inch flexible duct that is severely compressed and squeezed in the attic. It appears that someone may have been trying to access or move through that area of the attic, causing the duct to become badly restricted. The damaged duct is likely affecting airflow to the specific room it serves. I took pictures of the condition and attached them to the ServiceTitan service document. I recommend replacing the damaged 4-inch duct to restore proper airflow to that room. I checked the downstairs HVAC system to verify operation in both first and second stages. The system is operatin

Performed a diagnostic on a 4-ton gas furnace. When the customer turned on the system, the unit immediately began making a very loud noise. I shut the system down and inspected the blower assembly. I found the blower wheel and entire blower housing severely damaged, with the housing having fallen from its mounting bracket. Due to the condition of the blower assembly and for safety reasons, I left the breaker turned off. The unit is currently down and not operational. A replacement system had previously been recommended, but the customer had not received or approved the quote at that time. Today, Kenneth spoke with the customer regarding system replacement, and I created a lead for a new system installation. I also reused the equipment information sheet completed during the previous visit, including the unit measurements and breaker information, and reattached it to today’s service documentation. The customer approved and signed the contract for a complete system replacement. The new
Performed a diagnostic on the downstairs system due to a water leak. The carpet directly in front of the system was completely soaked, and the carpet in the left-side room was also wet. There was also visible ceiling damage in the garage. Upon inspection, I found the system drain line completely clogged and the drain pan approximately half full of algae. I recommended starting with a drain line cleaning, and the customer approved the repair. Work Performed * Vacuumed and treated the drain line. * Ran a drain snake from inside to outside and outside to inside to clear the blockage. * Flushed approximately 4 gallons of hot water through the drain line until the water came out clean. * Cleaned the drain pan and added drain pan treatment. * Tested the drain by flushing an additional 2 gallons of water; drainage was clear and flowing properly. * Tested system operation in cooling mode. Performed a diagnostic on the upstairs 1.5-ton Carrier system. Upon inspection, I found the evaporator coil completely iced over with approximately 4–5 inches of solid ice buildup. The system was not operating properly because the blower motor was not running. I tested the blower motor and confirmed that it has failed and needs to be replaced. A proposal was prepared for the blower motor replacement. I also found the blower wheel heavily compacted with debris and bacterial buildup. The air handler has significant bacterial growth as well. Due to the amount of ice on the evaporator coil, I was unable to properly inspect the coil condition and determine whether it requires cleaning or replacement. At this time, the system is down, and I turned off the breaker to prevent further operation and potential damage. I showed the customer the condition of the equipment and explained the findings. The customer requested a proposal for replacement of the entire upstairs system. I contacted the
Performed a diagnostic for water dripping over the air filter. Customer reported water dripping from the front of the air handler near the filter door. I found the right side of the filter door slightly saturated with water. I inspected the drain line and drain pan, and both were clean and draining properly. I also inspected the evaporator coil and noticed some oily spots. I performed a leak detection test, but no refrigerant leak was found on the coil. System temperature split was checked and measured approximately 18°F, which is within the normal range. I found debris and bacterial growth inside the evaporator coil and air handler cabinet. I showed the customer the findings and recommended installing a UV light inside the coil/air handler to help control microbial growth. Customer declined the recommendation at this time. I continued testing the system to determine if water was actively dripping from the evaporator coil onto the filter. No active water dripping was observed. The o
Performed preventive maintenance on the Nordyne system. The evaporator coil is dirty. System pressures appeared to be within an acceptable range. During the inspection, I noticed oil residue on the liquid line and the evaporator coil is dirty. System pressures appeared to be within an acceptable range. I performed a complimentary leak search and found an active refrigerant leak at the 3/8” flare nut connection near the service valve port. I confirmed the leak with bubbles and showed the leaking area to the homeowner. As part of the maintenance, I removed debris from the condenser, rinsed the condenser coil, cleaned the drain pan and drain line, and added Viper treatment. I also checked system operation in cooling mode, pressures, superheat, temperature split, compressor amperage, condenser fan motor amperage, blower motor amperage, and electrical components. Performed preventive maintenance contract on Carrier unit. Cleaned the system drain line using a drain snake and removed debris from inside the drain pan. Treated the drain pan and drain line with Viper treatment. Checked system operation in cooling mode, including system pressures, subcooling, superheat, and temperature split. All system readings and operation are normal at this time. Inspected the air filter, evaporator coil, and blower wheel. The air filter is clean, the evaporator coil is clean, and the blower wheel is clean. During inspection of the air handler closet, I found significant bacterial growth on the walls and surrounding areas. There is also a drywall opening inside the closet that appears to allow attic air and moisture into the space. This is contributing to elevated humidity inside the closet and may be causing condensation and bacterial growth. Recommend sealing and repairing the drywall opening to prevent attic air and moisture infiltration. Verified that the
Performed a complete unit inspection and evaluation of the system condition, including the air handler, ductwork, drain system, electrical components, and surrounding equipment area. During the inspection, I found significant bacterial growth throughout the air handler closet, including the walls, ceiling, ductwork, and equipment. The ductwork leading into the attic has drywall open areas that are allowing attic air to enter the closet. This is contributing to excessive humidity and creating conditions that promote bacterial growth. The system is currently cooling, but several components are outside acceptable operating condition. At the outdoor unit, the contactor is badly pitted and the capacitor is significantly out of tolerance. Replacement of both the contactor and capacitor is recommended. Inspection of the air handler found extensive bacterial growth throughout the equipment, including on and inside the evaporator coil, blower wheel, wiring area, and throughout the air handle
Performed a full unit inspection after the customer reported insufficient airflow from the front bedroom. Upon inspection, I found a baffle installed inside the supply duct serving the front bedroom, restricting airflow. I removed the baffle and confirmed that the room is now receiving adequate airflow. The front bedroom has three exterior walls, which creates a higher heat load and causes the room to lose temperature more quickly than other areas of the home. During the full system inspection, I found bacterial growth on the evaporator coil inside the air handler cabinet and around the wiring. The evaporator coil is not heavily compacted with debris; however, bacterial growth is present on the upper portion of the coil and there is a high possibility of additional growth between the coil fins. Performed a diagnostic on an older gas furnace and air conditioning system that is over 30 years old and uses R-22 refrigerant. During the inspection, I found the system to be very low on refrigerant. The indoor blower motor, outdoor compressor, and condenser fan motor are all operating; however, the equipment is in very poor overall condition and is not providing cooling. I discussed my findings with the homeowner and explained that the system is low on R-22 refrigerant. I provided a quote for adding refrigerant, but the customer declined the repair because the cost is outside of his budget. The customer also stated that he is not interested in replacing the equipment at this time. No repairs were performed today. The customer will pay the $79 diagnostic fee.
Victor, the technician showed up when he said he would spent several hours looking at our equipment. He then made recommendations no pressure just recommendations on things that needed to be done. Left the site clean and did a great job.
He did a great job explaining why the AC was backing up and how to provide maintenance for it in the future. He also really went the extra mile making sure the unit was fully flushed out.
