Service Summary: Mini split (UPSTAIRS) The error history was reviewed, showing a prior EA error related to the four way valve. Refrigerant readings confirmed normal, and all control board connections were checked and found secure. The reversing valve coil was tested and found out of specification, indicating a faulty component that requires replacement. We will order the part needed and contact the customer schedule a return date
Completed Arctic Summer Checkup. Tested system operation and checked the temperature split; readings are within the proper range at this time. Flushed the system drain line and replaced the air filter.
Performed a diagnostic on a 13-year-old Amana system. Found the dual capacitor out of range, causing the system to repeatedly attempt to start approximately six times before going into a safety lockout. Received customer approval to replace the dual capacitor. Replaced the capacitor and tested the system operation. After the repair, the system started and is running properly at this time. The customer would like to extend the life of the existing system and is considering replacing it at a later time. Also found the supply plenum has dropped approximately three inches, creating a significant air leak into the garage. Recommended reinstalling and properly securing the supply plenum, then sealing it to prevent air loss. The system is currently operational; however, due to its age and existing conditions, the equipment is operating outside of the manufacturer’s specifications.
Performed preventive maintenance on the HVAC system. Upon inspection, found the system drain line and drain pan clogged with a significant amount of bacterial and algae buildup. Cleared the drain line using a drain snake, cleaned the drain pan, and flushed the drain system with approximately 4 gallons of hot water. Checked system operation, refrigerant pressures, subcooling, superheat, and temperature split. The system is showing signs of an improper refrigerant condition, with only a 10°F temperature split, very high subcooling, and high superheat. Performed a complimentary electronic leak inspection of the evaporator coil, but no leak was found. I recommend performing a complete system leak detection using UV dye to properly identify any refrigerant leaks. The evaporator coil is partially compacted and has significant rust and bacterial buildup. Before beginning the replacement of the compressor, outdoor TXV, and high-pressure switch, I tested the system operation and verified that the compressor was pumping properly. I recorded a video of the compressor operation and showed it to Adam. After reviewing the video, Adam advised not to replace the compressor and to proceed with replacing the outdoor TXV and low-pressure switch. I recovered all refrigerant from the system and replaced the low-pressure switch and outdoor TXV. I also replaced the filter-drier after finding black oil/contamination inside the TXV. After completing the repairs, I pressure-tested the system and checked all accessible connections for leaks using a bubble solution. No leaks were found. I then pulled the system into a vacuum and achieved 478 microns. I charged the system with 11.14 lbs of fresh refrigerant and tested the system operation. Service summary 2024 Goodman Owner stated system has moisture on outside walls of cabinet and was worried it may freeze up again. Found no moisture on arrival, system operating normally. Refrigerant and temperature show no sign of freezing, the filter was replaced last week. The air handler is located in garage which can get very hot, and tenant usually keeps tstat around 73-74. Advised owner that in on hot days it can be normal for system to sweat, especially in the areas that they noticed moisture.
