Performed a diagnostic on a 4-ton Viking unit. Customer stated the system continues to freeze up after the duct replacement upgrade. Per Adam’s instructions, I checked the system static pressure and performed a test by cutting an opening in the return box to determine the amount of static pressure drop. After the duct replacement, static pressure remains high, and the system is still experiencing the same V3 error. I contacted Adam and provided all findings. Per the previous game plan, the next step is to add an additional return inside the house to improve airflow and reduce static pressure. Customer is available this coming Friday, October 2, to complete the additional return. At this time, the system is operating properly and cooling. The system will continue to be monitored until the additional return is installed.

Performed preventive maintenance contract service on garage mini-split system. Cleaned the drain line and drain pan, treated the drain pan with Viper, and rinsed the condenser coil. Checked system pressures, superheat, temperature split, compressor amperage, and overall system electrical amperage. Removed, cleaned, and reinstalled the air filter.

Performed drain line repair inside the return box. Opened the front wood frame of the return box to create proper access and complete the repair. Upon inspection, found the PVC drain elbow had never been properly glued. Cleaned the drain line and PVC 90° fitting, then reconnected and properly glued the PVC drain line. Tested the drain by pouring approximately one gallon of water through the system. Water flowed properly to the exterior drain with no leaks or restrictions. Tested system operation and confirmed the system is draining properly at this time. Return box does not have duct board; it is constructed with foam board around the box. Reassembled the return box and installed the return stamped grille. Customer was satisfied with the completed repair.

Performed diagnostic on upstairs Lennox system. Customer advised that a technician was at the property a few days ago but did not find any equipment issues. Customer stated the previous technician removed and reinstalled the thermostat, after which the system resumed normal operation. No history for the previous visit was available on the current service order. I contacted the office and spoke with Adam, who confirmed that the previous technician had the incorrect address listed on the service order. Due to the previous service issue and incorrect documentation, Adam waived the diagnostic fee. Upon inspection and testing, found the condenser fan motor with tight bearings and operating over its rated amperage. Recommended condenser fan motor replacement. Customer approved the repair. Replaced condenser fan motor and installed a new 10 MFD capacitor. Tested system operation after the repair and checked system pressures, subcooling, superheat, temperature split, and condensate drainage

Service call - 2010 Rheem - not cooling - verified issue, found condenser breaker tripped on arrival. Inside condenser found compressor plug had been blown off, plug is melted and compressor pins damaged. Electrical short caused plug to blow out, failed compressor would need replaced. System is a 2010, would not make sense to repair due to cost of compessor replacement. Recommend replacement of system.

Performed first preventive maintenance visit under the Cub Club maintenance agreement. Cleaned the system drain line and drain pan, applied evaporator treatment, and rinsed the condenser coil while removing debris from inside the condenser. System is operating and draining properly at this time. Customer expressed concern about black residue on the air filter, around the air handler, and excessive dust throughout the home. Investigated possible sources and found significant debris/dust accumulation inside the return box, indicating possible return-air leakage. The home also has a fresh-air module located near the front door. Customer burns scented products near the front of the home, and the fresh-air module is operating, which can introduce these scents and particles into the HVAC system.
