Performed maintenance agreement service on the mini-split serving the breaker rooms. Checked system operation in cooling mode, refrigerant pressures, superheat, temperatures, and system amp draw. The system is currently cooling and operating. Cleaned the condensate pump tray and added biotreatment. Wiped down the indoor unit and supply vents. Rinsed the outdoor condenser coil and removed debris from inside the condenser. During the inspection, found the indoor blower wheel heavily compacted with bacterial buildup and debris on the evaporator coil. A deep cleaning of the blower wheel and evaporator coil is recommended. Continued bacterial buildup can restrict airflow and may cause error codes or prevent the system from maintaining the desired temperature. At this time, the system is cooling and draining properly; however, operation is out of the manufacturer’s specifications due to the condition of the indoor components. Performed preventive maintenance on a 3-ton Goodman system. Cleaned the condensate drain line and drain pan. Removed debris from inside the condenser cabinet and rinsed the condenser coil from outside to inside and inside to outside. During the system inspection, found the contactor slightly pitted and appears to be the original contactor. The evaporator coil is heavily impacted with debris, and the blower wheel also has significant debris buildup. Recommend removing and thoroughly cleaning the evaporator coil and blower wheel. Recommend replacing the pitted contactor as preventative maintenance. No surge protection was found at either the air handler or condenser. Strongly recommend installing surge protection on both pieces of equipment to help protect the system from electrical surges. Checked compressor amperage, condenser fan motor amperage, system pressures, subcooling, superheat, and temperature split. The system is currently cooling and draining properly; however, operating
Performed diagnostic on a 6-year-old York air conditioning system. Upon inspection, the condenser was displaying an error code of two flashes, indicating that the system had been shut down by the high-pressure safety switch. Testing confirmed that the high-pressure switch was stuck in the open position. The high-pressure switch was temporarily bypassed with the customer’s approval so the system could be tested. After bypassing the switch, the system started and operated normally. System performance and operating pressures were checked, and the unit is currently cooling properly and draining correctly. The customer was informed that the high-pressure switch bypass is temporary and that operating the system without the high-pressure safety protection could result in excessive system pressure, which may cause compressor damage, refrigerant leaks, or other system damage. The customer understood and approved the temporary bypass. The customer requested a proposal for replacement of the
Performed a diagnostic on a 3-ton Goodman system, approximately 12 years old. Upon inspection, the system was tripping the condensate drain safety/flow switch due to a clogged drain pan and condensate drain line. Customer approved the recommended drain cleaning. I cleared the drain line, cleaned the drain pan, and added Viper drain treatment. After completing the cleaning, I tested the drain system and confirmed that it is draining properly at this time. I also informed the customer about the condition of the evaporator coil and blower wheel, which require cleaning due to significant buildup. Recommended repairs and improvements include pulling and cleaning the evaporator coil, pulling and cleaning the blower wheel, microbial sanitization treatment, installation of a UV light, and repair/improvement of the condensate drain line. The main drain line does not currently have a PVC access tee for proper flushing. I recommend installing a PVC tee to provide future access for drain-line m

Refrigerant readings confirmed normal, and all control board connections were checked and found secure. The reversing valve coil was tested and found out of specification, indicating a faulty component that requires replacement.
