Performed a diagnostic on a Goodman air conditioning system, approximately 4 years old. Customer stated they previously cleaned the system drain line because the drain was clogged. Customer also replaced the dual capacitor themselves. I checked the complete system operation and found the unit cooling at this time. I checked the system pressures, subcooling, superheat, and temperature split. The system is equipped with a piston metering device, not a TXV. The manufacturer target is approximately 10°F subcooling, while the system was reading 5.4°F subcooling. The measured temperature split was 78°F return air / 56°F supply air, for a 22°F delta T. During the equipment inspection, I found the blower wheel dirty, the condenser coil dirty, and the contactor pitted. The refrigerant charge also needs to be adjusted to bring the system within the manufacturer’s specifications. I provided the customer with a proposal for the recommended repairs and with a maintenance agreement. Customer req
Performed preventive maintenance contract on Carrier system, which is currently out of the manufacturer’s warranty period. Checked system operation in cooling mode, including system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. All readings are within acceptable range, and the system is cooling properly at this time. Indoor humidity is also at an acceptable level. Inspected all electrical components. The capacitor and contactor are in good condition, and no electrical issues were found at this time. Tested the system’s safety float switch and confirmed that it is operating properly. No issues were found with the system pressures, amperage, or overall operation. Performed maintenance on the drain system by cleaning the drain line and drain pan and adding Viper treatment. Recommend replacing the safety switch because it is a critical protection device designed to shut the system down in unsafe conditions (such as a clogged drain or overflow). If it is not working, the system could continue running and potentially cause water damage or other issues. Recommend replacing the contactor due to visible pitting on the contacts. Pitting is a sign of wear from electrical arcing, which can lead to poor electrical connection, overheating, or eventual failure that could cause the system to stop running. Also recommend surge protection for both the indoor and outdoor units to help protect sensitive electrical components from voltage spikes which can cause costly damage to boards, motors, and other parts.
Performed a diagnostic on an 11-year-old Carrier 3-ton system. Upon arrival, found the system drain line completely clogged. The safety float/flow switch did not shut the system down, causing the return flex duct to fill with water. Water had also leaked onto the garage floor. The return flex duct had detached from the collar and was saturated with water. I cleaned the system drain line and removed the water from the return flex at no charge. I attempted to address the disconnected duct, but the flex is too heavy and wet to safely reattach to the collar at this time. The system is temporarily operating and cooling, although it is currently pulling some return air from the garage and blowing some cool air into the house. The system and platform are in poor overall condition, with significant deterioration and bacterial growth present. Performed a complete unit inspection and found significant microbial growth inside the air handler cabinet and on the blower wheel. No surge protector or UV light was installed on the equipment. I recommend removing and thoroughly cleaning the blower wheel to help restore proper airflow and bring the system closer to manufacturer specifications. I also recommend microbial sanitization of the air handler cabinet and blower wheel. Recommended installation of a UV light to help prevent future microbial and bacterial growth inside the air handler cabinet, as well as surge protec
Customer requested to enroll in the Arctic Maintenance Agreement. Credit card information was already on file, so I proceeded with enrollment in the maintenance agreement. As part of the Arctic Maintenance Agreement, I completed the summer tune-up, including cleaning the condensate drain line and drain pan, flushing the drain line with approximately four gallons of hot water, applying biocide treatment to the drain pan, checking the temperature split, and inspecting the air filter. The temperature split was within the proper operating range. The air filter needs to be replaced ASAP; no spare filter was available in the garage. Property management should be notified regarding the filter replacement. The system was restarted after service and is operating properly and cooling at this time.
