Performed a diagnostic on a Rheem 3-ton system, installed in 2016 and currently out of warranty. Customer is the third owner of the property. System was found low on refrigerant. Performed a complete leak search and found no leaks at the evaporator coil. During visual inspection of the condenser, found evidence of refrigerant leakage at the compressor. Due to the compressor leak and the overall condition of the system, the customer requested a proposal for a complete system replacement. Contacted the office and created a lead for Kenneth. Kenneth arrived on-site and completed the replacement proposal with the customer. Customer also discussed high temperatures in the garage, where an antique vehicle and musical equipment are stored. I recommended considering a dedicated mini-split system for the garage to provide proper temperature control and help protect the stored items. Kenneth was informed of this recommendation as well. Performed diagnostic on newly installed 3-ton Goodman system due to high indoor humidity. Upon arrival, indoor humidity was approximately 60–66%. During the initial start-up, the system was calling for low stage, but the compressor was not operating. After adjusting the thermostat set point, the system started in high stage and operated normally. Inspected the outdoor unit and verified the low-voltage wiring. Found the first-stage and second-stage wiring reversed at the outdoor unit. Corrected the wiring and tested the system using the thermostat test mode. Verified stage operation separately: Stage 1 operates on low speed and Stage 2 operates on high speed as designed. Allowed the system to operate for several minutes and monitored indoor humidity. Humidity decreased from approximately 66% to 61% and continued trending downward. System is currently removing humidity properly. Performed a diagnostic on a 5-ton Carrier zone system serving two thermostats, one for the downstairs and one for the upstairs. Upon inspection, found the 3/4 HP ECM blower motor not operating. Performed a complimentary leak search on the evaporator coil and found multiple refrigerant leaks in the coil. Quoted the customer for evaporator coil replacement, blower motor replacement, drain line cleaning, and refrigerant. The customer also requested a proposal for complete system replacement. The system is from 2011 and is approximately 15 years old. Contacted the office and created a lead for Kenneth to prepare a new-system proposal, including the zone damper system. Customer is experiencing room-temperature differences, and the existing zone damper system may require replacement to help prevent future zoning and temperature-control issues. Customer was informed and understands the recommendation. At this time, the system is temporarily down.

Performed a diagnostic on a 2.5-ton Carrier system, approximately 7 years old. Checked system pressures, subcooling, superheat, and temperature split. System is currently operating within manufacturer specifications. Checked the contactor and capacitor; both are in good condition. Condenser coil, evaporator coil, and drain pan are clean. Inspected the air handler cabinet and found some bacterial growth around the wiring near the blower motor. The blower wheel is currently clean. The tenant provided a video showing significant bacterial growth inside the air handler closet prior to cleaning. The tenant stated that the area was cleaned over the weekend, and the closet is currently clean. Inspected the drywall ceiling above the air handler closet and found several areas where the drywall is not completely sealed. These openings may allow unconditioned air and moisture to enter the closet and contribute to microbial growth. Recommend having a skinny technician seal the gaps around the ce

Performed a diagnostic on the upstairs HVAC system. Found the condenser fan motor with failing bearings, causing the motor to overamp, overheat, and shut down. The contactor was also found to be severely pitted. Recommended replacement of both components, and the customer approved the repairs. Replaced the condenser fan motor and contactor. After completing the repairs, tested the system and verified proper operation. The system is running and cooling properly at this time. During the unit inspection, found the evaporator coil heavily compacted with debris and the condenser coil also heavily impacted with debris. Highly recommend pulling and cleaning the evaporator coil and performing a thorough condenser coil cleaning to improve system performance and airflow.

Performed preventive maintenance under the maintenance agreement. Cleaned the system drain line and drain pan and added Viper drain treatment. Checked system operating pressures, subcooling, superheat, and temperature split. Also checked compressor, condenser fan motor, and blower motor amp draws. The system is currently operating properly and within normal operation at this time. Recommendations: UV light installation and surge protection for the indoor air handler and outdoor condenser.
