Performed a diagnostic on an 11-year-old Carrier 3-ton system. Upon arrival, found the system drain line completely clogged. The safety float/flow switch did not shut the system down, causing the return flex duct to fill with water. Water had also leaked onto the garage floor. The return flex duct had detached from the collar and was saturated with water. I cleaned the system drain line and removed the water from the return flex at no charge. I attempted to address the disconnected duct, but the flex is too heavy and wet to safely reattach to the collar at this time. The system is temporarily operating and cooling, although it is currently pulling some return air from the garage and blowing some cool air into the house. The system and platform are in poor overall condition, with significant deterioration and bacterial growth present. Due to the age and condition of the equipment, the customer requested a proposal for a complete system replacement. I contacted the office and created
Performed preventive maintenance contract and checked system operation in cooling mode. Checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. System is cooling properly and operating well at this time. Inspected the electrical components. Contactor is in good condition, and capacitor is within manufacturer specifications. Performed a complete unit inspection and found significant microbial growth inside the air handler cabinet and on the blower wheel. No surge protector or UV light was installed on the equipment. I recommend removing and thoroughly cleaning the blower wheel to help restore proper airflow and bring the system closer to manufacturer specifications. I also recommend microbial sanitization of the air handler cabinet and blower wheel. Recommended installation of a UV light to help prevent future microbial and bacterial growth inside the air handler cabinet, as well as surge protec
Customer requested to enroll in the Arctic Maintenance Agreement. Credit card information was already on file, so I proceeded with enrollment in the maintenance agreement. As part of the Arctic Maintenance Agreement, I completed the summer tune-up, including cleaning the condensate drain line and drain pan, flushing the drain line with approximately four gallons of hot water, applying biocide treatment to the drain pan, checking the temperature split, and inspecting the air filter. The temperature split was within the proper operating range. The air filter needs to be replaced ASAP; no spare filter was available in the garage. Property management should be notified regarding the filter replacement. The system was restarted after service and is operating properly and cooling at this time.
Performed preventive maintenance under the maintenance agreement. Cleaned and flushed the condensate drain line and drain pan using a drain snake to scrub the inside of the drain line, followed by a 4-gallon hot-water flush. Applied Viper treatment to the drain pan and drain line. Rinsed the condenser coil. Verified system operation and checked compressor amperage, condenser fan motor amperage, blower motor amperage, refrigerant pressures, subcooling, superheat, and temperature split. All readings are within acceptable operating range at this time. Checked the air filter; filter is currently in good condition. Customer reported significant air leakage from the evaporator coil cover. Found a missing screw at the platform and only three screws securing the front evaporator coil cover. Secured the front coil cover and lower panel properly to reduce air leakage and ensure the panels are secured. Recommendations: * Pull and clean the evaporator coil due to visible bacterial growth and d
Performed diagnostic on 2019 Goodman 3.5-ton system. Customer stated Del-Air previously diagnosed a bad compressor, bad capacitor, and leaking evaporator coil. Checked system operation and refrigerant pressures; pressures are below manufacturer specifications. Capacitor tested within tolerance, temperature split is normal, and air filter is clean. Found pitted contactor, evaporator coil approximately 50% compacted with debris, and dirty blower wheel. Customer approved contactor replacement and a return visit to perform a pull-out cleaning of the evaporator coil and blower wheel. Customer also enrolled in the Club Club Maintenance Membership. Replaced the contactor today. System is currently operating and draining properly. Recommend performing leak detection on the return visit, as customer stated Del-Air has never performed a leak check on the system.
Service Summary: Performed a diagnostic on the downstairs HVAC unit. Thermostat was set to 73°F, with a room temperature of 73°F. Inspected the condensate drain system and verified the drain line is clear and draining properly. Tested system operation in cooling mode and checked refrigerant pressures, subcooling, superheat, and temperature split. All operating readings are within manufacturer specifications. Inspected the capacitor and contactor; both are operating properly and within acceptable specifications. Found the air filter restricted and due for replacement. No spare filter was available around the air handler, so the existing filter was reinstalled. Recommended replacing the air filter ASAP to maintain proper airflow and system performance. No other abnormalities were found. The system is cooling properly and operating normally at this time.
Performed a diagnostic on the Trane system due to water leaking from the evaporator coil onto the air filter and into the return box, causing water to drain through the first-floor return vent and onto the floor. A previous technician advised that an incorrect filter size could be allowing the filter to be pulled into the coil, restricting airflow and contributing to the water leak. The customer replaced the filter with a hog-hair filter of the correct dimensions; however, the water leak continued. Upon inspection, the system was found to have 0°F of subcooling and a 16.4°F temperature split, indicating the system is operating below the manufacturer’s refrigerant specifications, manufacturer subcooling rate 8 degrees. I performed a complimentary leak search and detected a refrigerant leak at the evaporator coil, near one of the coil elbows. The leak was extremely small and could not be confirmed with bubble solution, but the electronic leak detector consistently detected refrigerant
Performed a diagnostic on a Trane system with a recently replaced evaporator coil. The coil was installed in March, and according to the customer, there were no water-dripping issues into the return box for the first several months. After the air filter was replaced recently, the customer noticed a few drops of water dripping from the evaporator coil into the return box. The system is currently using a MERV-13 filter. I checked the system static pressure and found that the airflow and static pressure are within the manufacturer’s specifications. I increased the blower speed to the high-speed setting to improve airflow, and the unit is handling the increased airflow properly. The manufacturer’s specifications indicate approximately 1,200 CFM without the filter and approximately 0.08 in. w.c. with the filter. Based on the inspection, the MERV-13 filter may be contributing to the issue by restricting airflow and potentially causing moisture to carry over from the evaporator coil. I reco
Performed a diagnostic on the natural gas pool heater. Found that the pool heater is not operating and the display is showing an “ERR” error code with no additional numbers. According to the manufacturer’s manual, this error requires professional assistance. The pool heater is approximately 26 years old and is in very poor condition, with extensive corrosion throughout the equipment. Due to the age, condition, and safety concerns, I do not recommend continuing to operate the unit. I explained the condition and replacement options to the homeowner. The customer decided to proceed with replacing the pool heater. I contacted Kenneth to prepare a proposal for a new unit replacement. For safety reasons, I turned off the pool heater breaker. The system is temporarily out of service at this time.
Performed a diagnostic on a Lennox 2.5-ton system. Found the system drain line clogged with significant bacterial growth. Customer approved the drain line cleaning. Performed drain line cleaning using a drain snake and flushed the line with approximately four gallons of hot water. Applied Viper treatment to the drain line and drain pan to help treat and prevent further buildup. Continued with a full system inspection. Checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, blower motor amperage, and outdoor temperature. Found bacterial growth inside the air handler cabinet. Highly recommend a microbial treatment and installation of a UV light to help control bacterial and microbial growth. At the outdoor unit, found the contactor pitted. Recommend replacing the contactor to help prevent potential electrical issues. At this time, the system is operating, cooling, and draining properly.

Showed up day after I called (at 8 pm so I think that was really good).Went over the issue, did the troubleshooting and fix quickly and well. Gave a 4 star for cost as the parts seemed expensive, but it's not like I price ac parts much, so it was likely fair.
Victor helped to identify the problem with our AC and had it remedied and working again within the hour.
