Performed a diagnostic on a 2021 Goodman air handler and a 2022 Goodman heat pump condenser. The air handler is not equipped with electric heat. During the system inspection, I found the condensate drain line clogged and the drain pan full of debris. I presented the repair options to the customer, who elected to sign up for the Arctic maintenance membership. I completed the summer tune-up today, including checking the temperature split, system pressures, cooling superheat, and air filter. I also cleaned the condensate drain line using a drain snake and flushed the line with water until it ran clear. I cleaned the drain pan and tested system operation. During the inspection, I also found the capacitor operating outside the manufacturer’s specifications. I recommended replacement, and the customer approved the repair. Performed a diagnostic on the pool heater heat pump and found that the condenser fan motor was not running. Upon inspection, I discovered that the fan motor capacitor was missing. I contacted property management and informed them of the findings. Property management instructed us to leave the unit as is, as they will be taking care of the issue. System Status: The pool heater heat pump is temporarily out of service pending further action by property management.

Performed a diagnostic on the upstairs HVAC unit and found a clogged condensate drain line and a defective safety float switch. Due to the drain line blockage and failed safety switch, water overflowed from the drain pan into the return ductwork and spread into the downstairs bedroom and hallway ceilings, causing water damage. I contacted property management, explained the findings, and provided a quote for the necessary repairs. I spoke with Jawna, who approved the drain line cleaning and repairs. I cleared the condensate drain line using a drain snake and flushed it with eight gallons of hot water until proper drainage was restored. I treated the drain line and drain pan with Viper treatment and replaced the defective safety float switch. After completing the repairs, I tested the system operation and verified proper drainage. Performed a diagnostic on a Grand Air air conditioning system (straight cool, not a heat pump) with 5 kW electric heat. Found the system safety float tripped due to a clogged drain line. I presented the customer with repair options as well as a maintenance agreement. The customer elected to sign up for the Arctic Maintenance Agreement today. I completed the first summer tune-up, including checking the temperature split, inspecting the air filter, testing system operation, and performing a full system inspection. Cleaned the primary drain line and drain pan and applied Viper treatment to the drain pan and drain line. The system is currently cooling and draining properly. During the inspection, I found the blower wheel heavily compacted with bacterial growth and debris. The interior of the air handler also has significant bacterial contamination. The evaporator coil is heavily contaminated with bacterial growth and debris and is severely restricted, resulting in a significant buildup

Performed a diagnostic on a 4-ton Freeshare package unit, approximately 12 years old. Tested system operation and found the unit running. Checked system refrigerant pressure and found the suction pressure at 18 PSI, indicating the system is significantly low on refrigerant. I explained the findings to the customer and quoted leak detection. Customer approved the leak check. Performed a leak inspection of the evaporator coil, condenser coil, and refrigerant lines. Found a refrigerant leak at a capillary tube connection on the condenser coil. The condenser coil will need to be replaced. Contacted the office to verify availability of the replacement coil. The distributor advised that this part has been discontinued and is difficult to locate. The office continued searching with other distributors and located one available coil; however, the part is a special order and may take approximately 2–3 weeks to arrive. Performed a diagnostic on a recently installed system. Upon accessing the attic, found the air handler disconnect breaker in the OFF position. I asked the customer if anyone had accessed the attic, and the customer stated that nobody had. I inspected the system to determine why the breaker was turned off. Since the system was installed approximately one month ago and there was no response from the equipment while the breaker was off, a possible issue with the disconnect/breaker cannot be ruled out. Turned the breaker ON and tested system operation. The system started and is currently operating normally. Checked system temperature split and verified proper cooling operation. Tested the drain line and found the drain termination located close to the wall on the back-left side of the house. Added a PVC 90° fitting to make the drain termination more visible and accessible, allowing proper verification that the system is draining. System is currently cooling and draining properly at this

Performed contract maintenance and tested system operation in cooling mode. Checked system pressures, subcooling, superheat, temperature split, blower motor amps, condenser fan motor amps, and compressor amps. All readings and system operation are within manufacturer specifications. Inspected the evaporator coil, blower wheel, and drain pan. Evaporator coil and blower wheel are clean. Found significant algae buildup in the drain pan. Cleaned the drain pan and drain line and added Viper treatment. Rinsed the condenser coil from inside to outside and outside to inside to ensure proper airflow and cleanliness. Also brought to the homeowner’s attention an electrical installation issue related to equipment installed by Duke Energy. The electrical conduit was filled with water, and a knockout was made on the electrical cover in a location that makes electrical servicing difficult. Service Summary: Found float totally full of water on arrival. Recommended joining Polar club which would include the drain service needed plus the full preventative maintenance. Snaked and flushed the drain line until fully clear and cleaned the drain pan. Competed full preventative maintenance First visit of Polar Club was used toady. Second visit will be in the spring. No further recommendations at this time.
