Service summary 2024 Goodman Owner stated system has moisture on outside walls of cabinet and was worried it may freeze up again. Found no moisture on arrival, system operating normally. Refrigerant and temperature show no sign of freezing, the filter was replaced last week. The air handler is located in garage which can get very hot, and tenant usually keeps tstat around 73-74. Advised owner that in on hot days it can be normal for system to sweat, especially in the areas that they noticed moisture.

Performed evaporator coil replacement on the downstairs HVAC unit. Pumped the refrigerant down into the condenser and flowed nitrogen while brazing to prevent oxidation inside the refrigerant lines. Replaced the evaporator coil and filter drier. Pressure-tested the system, then evacuated the system to 298 microns. Released the refrigerant back into the system and added 2.13 pounds of refrigerant. Verified that the refrigerant charge is set according to the manufacturer’s specifications. Checked system operation, including refrigerant pressure, subcooling, superheat, and temperature split. Also verified that the condensate drain is flowing properly. All system operations are running properly, and the system is draining properly at this time.

Performed a diagnostic on a 3.5-ton Lennox system. Found the condensate drain line clogged and the drain pan full of water and significant bacterial buildup. Provided the customer with a quote for drain line cleaning, which the customer approved. Cleared the condensate drain line using a drain snake and treated the drain line with Viper treatment. The customer also showed me water dripping from the return box. I removed the accumulated water from the return box. Advised the customer that the system is approximately 13 years old and is in poor overall condition, with significant corrosion. Due to the age and condition of the equipment, the customer requested a proposal for a new system. I contacted the office and created a lead for Kenneth. Microbial Growth present inside of air handler & , recommended microbial treatment and UV light. 3. Blower wheel extremely dirty, severely compacted. Strongly recommended pull and clean to relieve stress on attached blower motor.

Performed a diagnostic on the upstairs Goodman system, installed in 2021. Upon inspection, I found that the blower motor was not operating properly. Using my testing equipment, I determined that the blower motor module was defective. The motor would operate for approximately one second and then shut off. I contacted the homeowner and explained my findings. The homeowner approved the blower motor replacement. I replaced the existing motor with a new 3/4 HP blower motor and tested the system operation. During testing, I checked the system pressures and found the head pressure and suction pressure were equalized. I also heard the compressor attempting to operate when checking the common/suction port. The suction pressure was at 0 PSI, indicating a restriction in the refrigeration circuit. Further inspection of the outdoor unit found that the capillary tube connected to the TXV sensing bulb had become disconnected/broken. With the customer’s approval, I cleaned the drain line and drain pan using a drain snake and Viper treatment. After completing the cleaning, I tested the system and confirmed the drain is flowing properly. I explained to the customer the overall condition and age of the equipment. Both the upstairs and downstairs systems are approximately 20 years old, so I recommended considering replacement of both systems at the same time for better reliability and to avoid having one older system remain in service after replacing the other. Performed a diagnostic on a 2.5-ton Carrier system and found the blower motor has failed. The evaporator coil is also heavily rusted and significantly compacted with dust and debris, affecting the overall condition and performance of the system. I provided the customer with a repair proposal. The customer decided to proceed with a new system replacement and requested a proposal for the new unit. The technician arrived and presented the replacement proposal, which the customer approved and signed. To provide temporary cooling until the new system can be installed on Thursday, I installed a temporary blower motor. After testing the system, it is operating properly at this time on a temporary basis.

Replaced the condenser control board and performed a complete system test. The unit is now operating properly and cooling as expected at this time. All work and testing were completed under difficult weather conditions, including rain. Despite the bad weather, the repair was completed successfully and the system was returned to normal operation.

Completed the scheduled preventive maintenance on the air conditioning system. During the visit, I cleaned the drain line and drain pan and added a treatment tablet to help prevent future buildup. I also removed debris from the outdoor condenser and thoroughly rinsed the condenser coil from both directions to help maintain proper airflow and efficiency. The system was tested in cooling mode, including refrigerant pressures, temperature split, subcooling, superheat, and motor/compressor operation. The air filter was also replaced with the new filter provided by the customer. I inspected the evaporator coil and blower wheel, and both were clean and in good condition. System is cooling properly and operating normally at this time. No issues were found during today’s maintenance visit. Performed a diagnostic on a 3-ton Carrier system, approximately 14 years old. Upon arrival, I checked the system operation and found the outdoor unit running, but the indoor blower motor was not operating. Testing confirmed that the blower motor had failed. I also inspected the air handler and found significant bacterial growth throughout the blower wheel, evaporator coil, and interior of the air handler. The evaporator coil is badly corroded. The external filter-drier is also severely rusted and should be replaced. I explained the condition of the system to the customer and showed them the findings.
