HVAC Maintenance Report: Performed maintenance on a 2020 heat pump system (4-ton). Checked all amperages and air flow readings. Cleanied the air handler drain pan, vacuumed and flushed the drain line, rinsed the condenser coil, and replaced the air filter. During inspection, I found the contactor to be pitted showing signs of wear. I informed the customer, and they approved replacement. Replaced the contactor and verified proper system operation. Completed full maintenance and tested the system. The unit is operating within normal ranges, and the drain line is flowing properly at this time. Optional Add-On Recommendation: Installation of a surge protector for the indoor unit. The outdoor unit already has surge protection in place. System Status: Operating and draining properly at this time.
Performed maintenance on the HVAC system. Checked refrigerant pressures and temperature split to ensure proper operation. Cleaned the drain pan, vacuumed and flushed the drain lines, and rinsed the condenser coil. During the inspection, found that the disconnect failed to reset to the ON position. The customer approved replacement of the disconnect; the disconnect was temporarily bypassed to restore operation. This return visit has been scheduled by our office. ADDITIONAL CONCERNS NOTATED: 1. Recommended installing locking caps, as the current caps are missing gaskets. 2. Observed significant microbial growth inside the air handler. Recommended a microbial treatment to disinfect the system, along with installation of a UV light to help prevent future growth. The system is currently operating properly. Customer signed up for the Club Membership, and today’s visit was used as the first maintenance under the plan.
Diagnostic Report – Carrier System (22 Years Old, R-22) Performed a diagnostic on a Carrier system approximately 22 years old using R-22 refrigerant. Found the unit transformer burned out, causing the system to be non-operational at this time. During full system inspection, the following conditions were observed: • Evaporator coil is in critical condition, heavily impacted by bacterial growth • Air handler cabinet interior has significant biological contamination • Blower wheel is heavily coated with bacteria buildup • Bacterial growth is present on internal wiring • Outdoor condensing unit is also in critical condition due to age and wear Due to the overall condition of the system, age of the equipment, and use of phased-out R-22 refrigerant, repairs are not recommended as a long-term solution. Discussed repair options with the customer; however, due to the extent of issues, I recommended system replacement. Customer requested a new system proposal. Contacted Canada, and th
Preventive Maintenance Report Performed preventive maintenance under contract. System was tested in cooling mode and is operating properly at this time. System Checks Completed: • Checked compressor amperage, condenser fan motor amps, and blower motor amps • Verified system pressures, subcooling, and superheat • Measured temperature split — all readings are within normal operating range Maintenance Performed: • Cleaned condensate drain pan and flushed drain line • Added Viper treatment to help prevent future buildup in the drain system • Removed debris from condenser • Cleaned condenser coil (rinsed from inside out and outside in for proper airflow) Findings: • Biological growth (bacteria) present on the evaporator coil, blower wheel, and portions of the air handler cabinet • Existing UV light system is a low-quality brand and was improperly installed by a previous contractor • Disconnect breaker was missing a safety cover, creating a potential electrical hazard (risk of
Preventive Maintenance Agreement – Initial Visit Completed Today, the first preventive maintenance visit was successfully completed. During the inspection, I found biological (bacteria) growth present on the evaporator coil, blower wheel, and inside the package unit cabinet. This buildup is currently restricting airflow and slightly reducing system performance (CFM). Additionally, I observed that: • The contactor is pitted • The capacitor is out of tolerance Work Performed Today: With customer approval, I: • Replaced the contactor and capacitor • Checked system operation including: • Refrigerant pressures • Subcooling and superheat • Temperature split • Compressor, fan motor, and blower amperage • Cleaned the condensate drain pan, vacuumed it, and applied Viper treatment • Removed debris from the condenser section • Rinsed the condenser coil (inside-out and outside-in) After repairs and maintenance, the system is operating within manufacturer specifications. 2016 Goodman - not running - Transformer is blown and needs replaced. Condenser coil is extremely compacted and not allowing airflow, also needs condenser coil chemical clean.

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
