Performed diagnostic on a 4-ton Lennox zoned board panel system with two zones (upstairs and downstairs). Upon arrival, tested system operation and found the unit running but low on refrigerant. Performed a complimentary leak search at the evaporator coil and located a refrigerant leak on the bottom right side of the evaporator coil. During inspection, found heavy biological growth buildup throughout the blower wheel and air handler cabinet, affecting system cleanliness and overall performance. Also identified the need for contactor replacement. Presented homeowner with repair options including evaporator coil replacement, complete system sanitizing, and contactor replacement. Homeowner declined repairs at this time due to the age of the system (approximately 12 years old) and repair cost concerns. Contacted the office to create a replacement lead and notified Kenneth to complete and follow up with a full system replacement proposal. At this time, the system is not operational in co
Performed unit inspection and found the drain line extremely clogged, bacterial growth inside the air handler, and algae buildup in the drain pan. Checked system operation in cooling mode, including system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. At this time, the system is operating properly and overall system capacity is within manufacturer specifications. Contactor is operating properly. Inspected the evaporator coil and found dust buildup; recommend pull and clean. Inspected the blower wheel and found dust accumulation; recommend pull and clean to improve airflow and efficiency. Also recommend enrolling in a preventative maintenance agreement to help prevent future issues. At this time, the homeowner approved drain cleaning level 2 and UV light installation. Installed the UV light with a separate transformer. Cleaned the drain line using a drain snake, cleaned the drain pan, and applied Vipe
Performed a diagnostic on the ground-level air conditioning system. Upon arrival, the homeowner stated that the AC had started working properly again the previous night. The thermostat was set to 72°F and the indoor temperature was also reading 72°F. I proceeded with a full system diagnostic. Checked system operation in cooling mode, including compressor amps, condenser fan motor amps, refrigerant pressures, temperature split, subcooling, superheat, and all electrical components. At this time, all system readings and operation were within normal range. During inspection of the air handler, I checked the safety float switch and found a small amount of water present. I then tested the condensate drain line by pouring water into the drain pan and found that with less than one gallon of water, the drain line began overflowing and holding water, confirming a clogged drain line. I presented the customer with a quote for a Level 1 drain line cleaning, and approval was given. I connected a
Performed a diagnostic on a 4-ton Carrier package unit. Upon checking system operation, I heard an abnormal noise while connecting my gauges and found the system extremely low on refrigerant, with only 2 PSI standing pressure, indicating a significant leak in the system. I spoke with the customer and explained that the unit is approximately 12–13 years old. Based on the age of the equipment, the severity of the refrigerant loss, lack of warranty coverage, and the potential cost of leak search and repairs, I advised that investing in repairs would not be the most cost-effective option. I recommended replacement of the system rather than proceeding with repairs. The customer agreed with my recommendation and requested a proposal for new equipment. I contacted the office and created a lead for Kenneth. Kenneth provided the replacement system proposal, and the customer approved it. To provide temporary cooling until replacement, I added 4.5 pounds of refrigerant to the system. The repla
Performed microbial sanitization of the air handler and cleaned all biological growth/bacteria buildup inside the cabinet. Installed a UV light with a separate transformer and added a surge protector at the air handler for electrical protection. Replaced the condenser contactor due to wear and installed a surge protector at the outdoor condenser as recommended. Tested complete system operation after repairs and upgrades. Checked system performance and verified that all components are operating properly at this time.
Performed first maintenance under maintenance agreement and completed full system inspection. Tested system operation in cooling mode and checked system pressures, superheat, temperature split, compressor amperage, condenser fan motor amperage, blower motor amperage, capacitor, and contactor. During inspection, found the condenser contactor badly pitted and in need of replacement. Recommended replacement to restore system operation within manufacturer specifications. Also found that both the outdoor condenser and indoor air handler do not appear to have surge protection installed. Strongly recommended installing surge protectors on both units to protect electrical components from voltage spikes. Additionally, found microbial growth inside the air handler cabinet and beneath the evaporator coil. Recommended installation of a UV light inside the air handler cabinet along with microbial sanitizing treatment to help improve indoor air quality and prevent further biological growth. Perf

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
