Performed diagnostic on a 2013 Trane gas furnace system. Verified that the unit does not have any type of manufacturer warranty remaining. During inspection, found the condenser fan capacitor completely failed on the fan side and the contactor badly pitted. Also found the condensate drain line extremely clogged and the supply plenum leaking air badly. Presented repair estimates to the homeowner for the identified issues. Customer approved drain line cleaning only at this time. Performed drain line cleaning and added Viper treatment. Flushed approximately eight gallons of water through the drain line until water was running clean and draining properly. Unable to open and inspect the evaporator coil case due to the refrigerant gas line blocking access. Homeowner was informed and acknowledged the limitation. After completing the drain cleaning and restarting the air conditioning system, found the fan no longer operating due to the failed capacitor. Homeowner was informed that the syste
Diagnosis on a 2021 system. Upon arrival, the system was operating with abnormally high refrigerant pressures. It appears the individual sent out by the owner severely overcharged the system. Recovered 6 pounds of refrigerant, and system pressures stabilized afterward. System is now operating properly at this time. System still appears to potentially have a refrigerant leak and may require a full leak detection in the future. Performed a complimentary electronic leak search on the evaporator coil and found no detectable leaks at this time. If the system freezes up again, there is most likely an active refrigerant leak within the system.
Performed diagnostic on 5-ton DuKing unit, installed February 2021. Verified system warranty and confirmed coverage expires in 2031. Customer reported water leaking inside the garage and found the return box fully soaked and wet from ongoing drainage issues. Performed inspection and found the drain line requiring cleaning. Quoted drain cleaning and customer approved repairs. Also found the air handler platform badly sinking, causing the drain line to lose proper pitch and contribute to drainage problems. I temporarily corrected the drain line pitch to restore drainage, but informed the customer this is only a temporary repair because the air handler platform remains soft and continues to sink. Recommended replacement and rebuild of the return plenum/return box due to water damage and condition. Also provided full repair recommendations including rebuild of the return plenum and return box, installation of a UV light, microbial treatment, and pull and clean of the blower wheel to addr
Diagnosis on 2023 Daikin Fit system. System was giving EF and B0 error codes. Found water residue in the float switch. Poured water down the drain line and found the drain line to be severely clogged. Completed lvl 3 drain line service and system is now operating properly at this time.
Performed a diagnostic on the upstairs 2.5-ton Carrier system. Upon arrival, the system was running; however, the compressor was making a cracking noise due to the indoor TXV (thermal expansion valve) restricting refrigerant flow. The thermostat was displaying a cooling issue for the past four hours, and the indoor temperature had increased by 4.1°F. Inspected the evaporator coil and found it completely blocked with solid ice. The return box was heavily soaked with water, and moisture was present on the front baseboard area, with visible humidity affecting the drywall as well. Checked system pressures and confirmed the issue is consistent with a failed/restricted indoor TXV. Spoke with the homeowner and provided a quote for TXV replacement, including adding approximately 2 pounds of refrigerant. The homeowner also requested a proposal for full system replacement. Verified equipment warranty status and confirmed the manufacturer warranty expired in 2023. Contacted the office to create
Performed diagnostic on a 2.5-ton package unit, approximately 20 years old, operating with R-22 refrigerant. Upon arrival, found indoor blower running but condenser non-operational. Checked electrical components and found the dual capacitor completely failed and the contactor severely pitted. Presented findings to the customer, and customer approved replacement. Replaced dual capacitor and contactor, then tested system operation. Completed full system inspection after repairs. Found condenser coil heavily compacted with debris and recommended chemical coil cleaning to restore proper airflow and efficiency. Inspected air handler and found significant biological growth throughout the cabinet, recommending microbial treatment. Blower wheel is heavily impacted with debris and biological buildup; recommend pull-and-clean service. Evaporator coil is heavily corroded with biological growth and debris buildup. Recommended cleaning; however, due to the age and condition of the coil, customer

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
