Performed preventive maintenance on a Carrier system. Tested system operation in cooling mode and checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. Inspected all electrical components. The capacitor is operating within manufacturer specifications; however, the contactor is badly pitted and should be replaced to prevent potential system failure. Removed debris from inside the condenser and thoroughly cleaned the condenser coil by rinsing from the inside out and outside in. Cleaned the condensate drain line and drain pan and applied Viper treatment to help prevent future buildup. During the indoor inspection, bacterial growth was observed on the left side of the air handler cabinet. The existing UV light installation was found to be improper. The UV light currently covers only one side of the evaporator coil and is wired into the blower motor circuit, causing it to operate only when the fan
Performed diagnostic and found the condenser running, but the air handler was not operating. Upon inspection, I found the fan delay board defective. The replacement part is expected to be available by Friday. I discussed new equipment upgrade options with the customer, and she is interested in receiving a proposal. I contacted the office to create the lead, and Kenneth arrived on-site to assist with the call. I quoted a temporary repair option; however, the customer declined at this time. I also performed a complimentary leak search and did not find any refrigerant leaks. During the inspection, I found several additional issues that need attention: * Contactor is badly pitted and recommended for replacement. * Suction line insulation is missing and should be replaced. * Thermostat wiring has damaged insulation and needs replacement. * Drain line requires cleaning service. * Heavy bacteria growth is present inside the air handler and around the evaporator coil. I highly recommend
Performed comfort maintenance and checked system operation in cool mode. Inspected system pressures, subcooling, superheat, temperature split, compressor amps, condenser fan motor amps, blower motor amps, and electrical components. During the inspection, I found the capacitor is out of tolerance and recommend replacement to prevent potential system failure. I also found minor bacterial growth under the evaporator coil in the drain pan area. Recommend microbial treatment and installation of a UV light to help reduce biological growth and improve indoor air quality. Additionally, no surge protector was found installed at the condenser or gas furnace. Recommend installing surge protection to help protect the equipment from power surges and electrical damage. I replaced the air filter provided by the customer and tested the condensate safety float switch, which is operating properly. At this time, all system operations are running and cooling properly.
Cub club - 2019 Carrier - Maintenance complete: System running great on arrival. Refrigerant readings and air flow readings are good All amp draws in tolerance. *Contactor is very pitted and recommend replacing. Capacitor is rusted but in tolerance. Outside coil very clean. Evaporator coil has some buildup but affecting air flow readings. Blower wheel also starting to get buildup. Advised customer. Please remember regular filter changes every 3 days with a pleated MERV 8 Filter. Thank you for choosing Underwood AC!
Performed a diagnostic on a 5-ton gas furnace and air conditioning system. Found the condenser fan motor bearing seized and preventing proper operation. Property management was on site and approved the condenser fan motor replacement. I replaced the condenser fan motor, installed a new 5 microfarad capacitor, and secured the capacitor with a mounting bracket. During the unit inspection, I found the contactor badly pitted and recommended replacement. Property management did not approve the contactor replacement at this time and requested a proposal to be sent. Upon arrival, property management was already cleaning the system drain line and replacing the air filter. After completing the condenser fan motor replacement, I tested system operation and checked temperature split, compressor amperage, fan motor amperage, system pressures, subcooling, and superheat. All system operations are running properly and cooling good at this time. This air conditioning system is approximately 9 yea
Performed one-time preventive maintenance on a 3.5-ton Goodman system using R-22 refrigerant. During the inspection, I found the condenser coil heavily compacted with debris and recommended a chemical coil cleaning. Customer declined the coil cleaning at this time due to cost concerns and requested only the regular maintenance service. Inspected system components and found the contactor badly pitted. Capacitor tested within acceptable range. Evaporator coil inside the air handler is clean, and no bacterial growth was observed. Blower wheel is in fair condition and operating properly. Checked system operation in cooling mode and verified refrigerant pressures, subcooling, superheat, and temperature split. Also checked compressor amps, condenser fan motor amps, and blower motor amps. Performed drain line and drain pan maintenance, cleaned the system drain line and fan, and added Viper treatment. Customer had previously eliminated the normal drain routing, causing the drain to dischar

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
