Performed a diagnostic on a 10-year-old Carrier 3-ton system due to the unit freezing up. Upon arrival, the tenant had already defrosted most of the ice buildup; however, ice was still present on the capillary tube. Tested system operation and found the unit running with extremely low suction pressure of approximately 60 PSI, indicating the system is significantly low on refrigerant. To verify the condition, the system was also operated in heating mode and suction pressure remained at approximately 60 PSI, confirming a low refrigerant charge condition. Contacted the customer and provided options for refrigerant recharge and leak detection services. The customer approved the complementary leaking search and adding refrigerant. As a courtesy, I performed a complimentary leak inspection of the evaporator coil and confirmed the evaporator coil is leaking refrigerant. While beginning to add refrigerant to improve operation, approximately 8 ounces of refrigerant were added, the customer c
Performed preventive comfort maintenance on the upstairs 2.5-ton system, approximately 7 years old. During the inspection, the blower wheel was found to be heavily contaminated with dirt and debris. Removal and professional cleaning of the blower wheel is recommended to restore proper airflow and system efficiency. The return plenum requires vacuuming and sanitization due to the accumulation of contaminants. Additionally, bacterial growth was observed inside the air handler cabinet. A complete sanitization treatment is recommended to help improve indoor air quality and prevent further microbial growth. The existing UV light system is currently powered from the equipment transformer. It is recommended to install a dedicated transformer for the UV light to prevent unnecessary strain on the system’s electrical components and improve long-term reliability. No surge protection was found on either the condenser or air handler. Surge protectors are highly recommended to help protect the e
Performed comfort maintenance on the downstairs 2.5-ton system 7 yrs old. During the inspection, I found the blower wheel heavily impacted with dirt and debris. The blower wheel should be removed and professionally cleaned to restore proper airflow and system efficiency. I also found the evaporator coil compacted with debris, restricting airflow through the coil. I recommend removing and cleaning the evaporator coil. Additionally, bacterial growth was observed inside the air handler cabinet. I recommend performing a complete coil and cabinet sanitizing treatment to help improve indoor air quality and prevent further biological growth. The UV light currently installed is not operating on a dedicated transformer. I recommend installing a separate transformer for the UV light to prevent unnecessary strain on the HVAC equipment’s electrical components and ensure proper UV system operation. No surge protection was found on either the condenser or air handler. I recommend installing surg
Seal duct leakage above garage and passive return to the son's room, and inspect the ductwork over the rest of the home. Cut plywood sheathing as needed.
Performed a diagnostic on a 5-ton Goodman system 5yrs old. Upon inspection, I found the dual capacitor for the compressor was out of tolerance and the contactor was badly pitted. The condenser coil is dirty and requires cleaning. During the inspection, I also found the safety float switch installed in a higher-than-normal position. The customer stated that a previous company had recommended placing it there. I explained that when the float switch is installed too high, it may not properly perform its intended safety function. I left the switch in its current position. I recommended a drain line cleaning with Drain Sol treatment; however, the customer declined this service at this time. I also discussed the benefits of a maintenance agreement with the customer. The customer approved the replacement of the dual capacitor and contactor only. After completing the repairs, I tested the system in cooling mode and checked system pressures, subcooling, superheat, temperature split, compress
Performed a diagnostic on the pool heater and found a failed capacitor and a badly pitted contactor. I contacted the customer, explained the findings, and received approval for the recommended repairs. The customer also requested preventive maintenance on the pool heater. I replaced the defective capacitor and contactor, then completed a full maintenance service. Maintenance included rinsing the condenser coil, removing debris from inside the condenser cabinet, checking system pressures, inspecting electrical components, and verifying compressor amps, fan motor amps, contactor operation, and capacitor performance. After completing the repairs and maintenance, I tested the system thoroughly. The pool heater is operating properly at this time, and all readings are within normal operating ranges. System is running correctly with no issues found after repairs.

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
