Performed a diagnostic on a 14-year-old Carrier system after the customer reported the unit was not cooling properly. Upon inspection, I found the condenser fan motor had failed. I presented the customer with the option to replace the motor, and the customer approved the repair. I installed a new universal 1/4 HP, 1075 RPM condenser fan motor and replaced the required 5 µF run capacitor. After completing the installation, I tested the system and verified proper operation. I checked system pressures, subcooling, superheat, temperature split, compressor amperage, and condenser fan motor amperage. All readings were within normal operating range, and the system is cooling properly at this time. The repair has been completed successfully, and the system is operating normally.
Performed a diagnostic on a 3.5-ton system consisting of a Goodman/Amana condenser and cased coil with a Trane gas furnace. The customer reported that the system was not cooling. Checked system operation and found the dual run capacitor failed and the contactor badly pitted. Presented the repair options to the customer and also discussed our maintenance membership agreement. The customer declined the maintenance agreement at this time and chose to proceed only with the capacitor and contactor replacement. Replaced the dual run capacitor and contactor. After the repairs, tested system operation in cooling mode. Verified blower motor, compressor, and condenser fan motor amperage, checked system pressures, subcooling, superheat, and temperature split. The system is operating properly and cooling at this time. The cased coil and condenser are approximately 11 years old, and the gas furnace is approximately 20 years old. Due to the age of the equipment, no warranty is provided on the exi
Performed a diagnostic on the Carrier unit and found the condensate drain line was clogged, causing the drainage issue. I explained the recommended repairs to the customer and discussed the benefits of our maintenance agreement. The customer signed up for our Tech Maintenance Membership and approved the drain line cleaning. I cleaned the condensate drain line using a drain snake and flushed the drain with four gallons of hot water until the water ran clear. After completing the cleaning, I verified proper drainage and checked the system’s operation. I checked the system pressures, temperature split, subcooling, and superheat. All readings were within normal operating range, and the system is cooling and draining properly at this time. No further issues were found, and the system is operating normally.
Performed a diagnostic on the Carrier system located at the second floor closet and found the condensate drain line clogged. I provided a quote for a drain line service cleaning and discussed the benefits of the Club Membership maintenance agreement. The customer approved the drain cleaning service and signed up for the Club Membership. I cleared the clogged drain line using a Smart Drain Snake and flushed the drain with approximately 6 gallons of hot water until the water ran clear. I added Viper treatment to the drain pan to help prevent future algae and sludge buildup. After completing the repair, I checked overall system operation, including refrigerant pressures, subcooling, superheat, and temperature split. The system is now draining properly, operating within normal parameters, and cooling as designed at this time.
Performed a diagnostic on the upstairs 3-ton frigidaire unit due to a no-cooling complaint. Upon arrival, found the system not operating because the 240V breaker at the main electrical panel was tripped. Reset the breaker and proceeded to test system operation. After resetting the breaker, the system started and operated normally. Checked system operation in cooling mode, including capacitor, contactor, refrigerant pressures, temperature split, subcooling, superheat, and overall performance. Capacitor is within manufacturer specifications, contactor is operating properly, system pressures are normal, and temperature split is acceptable. Subcooling and superheat readings were slightly elevated but the system is currently cooling. Inspected the condensate drain system and found heavy debris buildup inside the drain line and drain pan. During testing, the float switch filled with water and shut the system off, confirming a restricted drain line. Recommended a drain line and drain pan clea
Performed a diagnostic on a Trane unit that was not cooling. Upon arrival, the thermostat was displaying a not power 24v./error code, and the outdoor unit was not operating. I checked the low-voltage circuit and found no power due to the safety float switch being tripped from water in the drain system. The customer, Brittany, advised that they have one remaining maintenance visit available and requested that today’s visit be used as their maintenance service. I cleared the drain line using a drain snake and flushed the drain with approximately 6 gallons of hot water. I also cleaned the drain pan and added Viper treatment to help prevent future drain line buildup. After clearing the drain system, I checked the unit’s operation in cooling mode. I verified system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and blower motor amperage. At this time, the system is operating properly and within normal parameters. During the inspec

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
