Performed a diagnostic on the HVAC system and found the condensate drain line was clogged, causing the safety float switch to shut the system down to prevent water damage. I contacted the customer and explained the issue. The customer approved the drain line cleaning and authorized payment using the card on file. I cleaned the condensate drain line using a drain snake and flushed it with approximately 5 gallons of hot water until the water ran clear. I also treated the drain pan and drain line with Viper cleaner to help prevent future buildup. After completing the repair, I tested the system and verified proper operation. I checked system pressures, subcooling, superheat, temperature split, compressor amperage, and condenser fan motor amperage. All readings were within normal operating range, and the system is cooling properly at this time. I also replaced the air filter using the replacement filter that was available next to the unit. Recommendations: * Replace the air filter ev
Performed a diagnostic on a Jandy pool heater. During testing, I found the water pressure switch was stuck open, preventing the heater from operating. The customer approved the pressure switch replacement, and I installed the new part. After replacing the pressure switch, I restarted the heater. The unit ignited and operated for approximately one minute before shutting down on a high-limit fault. Further diagnostics determined that the high-limit temperature sensor assembly is faulty and is not accurately reading water temperature. The required replacement part is the high-limit switch/temperature sensor assembly, which includes both the 135°F and 150°F high-limit sensors. The part number is R0592300, for Jandy models 200/260/400. The pool heater is temporarily down pending receipt and installation of the replacement high-limit sensor assembly.
Performed a diagnostic on the upstairs system due to a no-cooling complaint. During testing, I found an intermittent failure with the blower motor. The motor would start and run at times, but would also fail to operate intermittently, preventing proper system operation. I explained to the customer that replacing the blower motor would be a costly repair. After discussing the condition of the system, the customer requested a proposal for a complete unit replacement instead of repairing the existing equipment. I contacted the office and created a lead for Kenneth. I completed the system measurements and gathered all necessary equipment information. All required photos have been attached to the service ticket. Kenneth arrived on site, met with the customer, and the customer signed the agreement for the unit replacement. The system has been left temporarily out of service until the installation, which is scheduled for tomorrow.
Performed a complete comfort maintenance and checked system operation in cooling mode. Verified system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, contactor condition, and capacitor. The outdoor unit is operating at this time. The indoor blower assembly was not inspected because a vehicle was parked directly beneath the air handler, creating a risk of the front panel falling and damaging the vehicle. For this reason, the blower compartment was not opened. The only procedures performed on the indoor unit were checking the temperature split and flushing the condensate drain line. Rinsed the condenser coil and removed all debris from inside the condenser cabinet to improve airflow and system performance. During testing, the refrigerant charge was found to be outside of the manufacturer’s specifications. The manufacturer calls for approximately 10°F of subcooling, but the system currently has no measurable subcooling, indicatin
Performed a diagnostic on a 31-year-old Trane 3-ton gas furnace/air conditioning system. The customer stated that the unit has been freezing up. I inspected the system and found it to be low on refrigerant. The condenser coil is heavily compacted with dirt and debris, restricting airflow. The blower wheel is also heavily compacted with debris and bacterial buildup. The air filter is dirty and requires replacement. Based on the system’s condition, there is a high probability that the evaporator coil is also compacted with debris and bacterial growth and will require cleaning. I checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, blower motor amperage, and all electrical components. The contactor is badly pitted and should be replaced. The dual capacitor tested within manufacturer specifications. I also found that the outdoor thermostat wire is severely damaged and should be replaced. A new thermostat wire will need to
Performed a diagnostic on a 2-ton Carrier system that is over 25 years old. Upon inspection, I found the dual capacitor had failed and the contactor was badly pitted. I presented the repair options to the customer, and they approved the replacement of both parts. I replaced the dual capacitor and contactor, then tested system operation. After the repairs, I found the system is slightly low on R-22 refrigerant. I also inspected the indoor air handler. The evaporator coil is relatively clean but is in poor condition due to its age and has significant corrosion. I found biological growth inside the air handler cabinet, and the blower wheel is heavily impacted with dirt and biological buildup, restricting airflow. Also performed a complementary leak search on the evaporator coil and found no refrigerant leaks at this time. The evaporator coil passed the leak inspection, and no evidence of refrigerant leakage was detected during the diagnostic. I discussed the additional recommended repai

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
