Performed a diagnostic on a 2.5-ton Carrier system, approximately 3 years old. Upon arrival, I found the system not cooling properly. During inspection of the thermostat and air handler, I observed water in the safety float switch, causing the outdoor unit to shut down and preventing normal cooling operation. I inspected the condensate drain system and found the primary drain line and safety float switch area full of water. The drain line was draining very poorly due to a blockage. I contacted the homeowner and provided a quote for a drain line cleaning. The homeowner approved the repair by phone. I proceeded with a complete drain cleaning by snaking the drain line, vacuuming the drain, and flushing the system with approximately 4 gallons of hot water until the water flowed clear. I cleaned the drain pan and applied Viper treatment to help prevent future buildup and microbial growth. After completing the drain cleaning, I tested system operation and checked compressor amperage, condens
Performed a diagnostic on a package unit, less than one year old and currently covered under the manufacturer’s parts and labor warranty. Upon arrival, I found the unit in lockout with a four-flash fault code, indicating an R-32 refrigerant sensor fault. I performed a leak inspection of both the evaporator coil and condenser coil using a leak detector and found no signs of a refrigerant leak. I reset the system, but the unit immediately returned to the same four-flash fault code. I contacted the office and spoke with Adam. The system will remain temporarily down while the replacement R-32 sensor is ordered under warranty. The office has scheduled a technician to return later today to replace the faulty sensor. At this time, only the indoor fan is operating, and the unit is not providing cooling. Replaced the faulty R-32 refrigerant sensor on the package unit under the manufacturer’s parts and labor warranty. After installation, I tested the system through a complete cooling cycle. T
PLEASE NOTE: We are unable to warranty or guarantee the addition of refrigerant today as the leak location has not been identified and repaired. This masks an underlying larger issue that must be rectified.
Performed a diagnostic on a 3-ton Carrier system. The customer stated that the outdoor unit has been making excessive noise. I inspected the system and verified operation by checking system pressures, compressor amperage, condenser fan motor amperage, blower motor amperage, capacitor, contactor, and temperature split. During the inspection, I found the following issues: * Contactor is heavily pitted and should be replaced. * Capacitor is out of tolerance and should be replaced. * Condenser fan motor is failing, making excessive noise, and has grease leaking from the bearings. The installed motor is also the incorrect size for the unit and should be replaced. * Condenser coil is dirty and requires a chemical cleaning. * Evaporator coil is heavily corroded, dirty, and covered with bacterial growth. * Air handler cabinet has significant bacterial growth and requires sanitizing. * Blower wheel is heavily compacted with dirt and should be removed and professionally cleaned. * Drain line
Performed a diagnostic on a 4-ton, 12-year-old Lennox system. Upon arrival, I found the suction line completely covered with ice, preventing me from connecting my gauges. The evaporator coil was also completely frozen. I disconnected the condenser to allow the system to defrost so the equipment could be inspected properly. After the ice melted, I performed a complete inspection. The previous technician had already documented several recommendations, and I found the same issues still present due to the lack of proper maintenance. The evaporator coil is severely deteriorated with excessive corrosion and is heavily compacted with dust and debris. Because of the coil’s condition, it is not a candidate for cleaning and should be replaced. The air filter was completely soaked with water, so I removed it and left the system without a filter until it can be replaced. I also inspected the outdoor condenser coil and found it heavily compacted with dirt and debris, restricting airflow. The con
Performed a diagnostic on a newly installed system (approximately one year and few months old). Upon arrival, I found the system locked out due to pressure switch cycling. After resetting the system, I noticed an intermittent issue with the existing Nest thermostat that was likely causing the system to short cycle. While troubleshooting, the thermostat was calling for cooling, but I was not receiving 24 volts at the condenser. I reset the air handler breaker, and the system resumed normal operation. I performed a complete operational check, including testing the capacitor, compressor amperage, condenser fan motor amperage, refrigerant pressures, temperature split, subcooling, and superheat. All readings were within normal operating specifications after the reset. I also tested the condensate drain line and confirmed it was draining properly. Based on the intermittent thermostat issue, I recommended replacing the thermostat. The customer was interested, so I showed him an open-box Ho

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
