Performed a diagnostic on the Honeywell zone damper system. The customer reported that the downstairs zone was not blowing any air when calling for cooling. Inspected the zone dampers in the attic and found the downstairs Honeywell M847D damper motor stuck in the closed position, preventing airflow to the downstairs zone. I was able to manually free the damper and restore temporary operation. The customer stated this issue has occurred before, but this time the damper remained stuck for an extended period. Based on the diagnosis, the damper motor is failing and should be replaced to prevent future loss of airflow. The customer approved the repair. Order one Honeywell M847D zone damper motor and, once the part is received, contact the customer to schedule the replacement. Also recommended the Arctic Maintenance Agreement and Cub Club Membership to help keep the system operating efficiently, reduce the likelihood of future breakdowns, and provide discounts on repairs and maintenance serv
Performed a diagnostic on a 3-ton ComfortTemp heat pump system after the customer reported that the outdoor unit was not running while the indoor blower was operating. During the inspection, I found that both the dual run capacitor and contactor had failed, preventing the outdoor unit from operating. I explained the necessary repairs to the customer, and they approved replacement of both components. While inspecting the system, I also found that the filter drier is heavily corroded, the compressor shows significant corrosion, and the evaporator coil is also corroded. The system is approximately 13 years old and is no longer under manufacturer warranty. I discussed the overall condition of the equipment with the customer and explained that, due to its age and condition, replacement should be considered. I reviewed the benefits of installing a new high-efficiency system, including improved performance, energy savings, reliability, and the option of an extended labor warranty. The cust
Performed a diagnostic on a 3.5-ton Carrier straight cool system. The air handler was manufactured in 2022, and the condenser was manufactured in 2023. Checked system operation in cooling and found the system to be low on refrigerant. The manufacturer calls for approximately 10°F subcooling, but the system was reading 0°F, confirming a low refrigerant charge. Performed a complete system inspection, including checking blower motor amperage, compressor amperage, condenser fan motor amperage, capacitor, and temperature split. During the inspection, I found the supply plenum leaking as well as the return plenum beneath the air handler leaking, both of which need to be properly sealed to improve system efficiency and airflow. The customer approved adding refrigerant to restore cooling performance. Added 3 lbs of R-410A refrigerant and collected payment for the diagnostic. After charging the system, tested operation again and verified the unit is cooling properly and operating normally at
HVAC Diagnostic Report Performed a diagnostic on the HVAC system. This is a 2023 Carrier heat pump. Checked system operation in cooling mode, including amp draw, refrigerant pressures, and temperature split. During my inspection, I found the evaporator coil at the indoor unit is heavily restricting airflow due to significant dirt accumulation and microbial growth within the coil fins. This buildup is reducing airflow across the coil, causing the system to operate inefficiently. Although the system is still cooling, it is not performing at its full capacity because of the restricted airflow. While at the property, I also observed that two bedroom windows were left open. I took photographs and uploaded them to the work order for documentation. I advised the tenant to close the windows, as the outdoor ambient temperature is approximately 101°F. With the windows open, excessive heat is entering the home, forcing the HVAC system to work continuously and making it difficult to maintain th
Performed a diagnostic on a 5-ton Rheem system. The customer reported that the system is not cooling properly. Upon inspection, I found the system has been poorly maintained. The evaporator coil is heavily impacted with dust, debris, and significant biological growth, severely restricting airflow. The condenser coil is also heavily restricted with dirt and debris, reducing the system’s ability to reject heat efficiently. I checked the system operating pressures, subcooling, superheat, and temperature split to evaluate overall performance. The customer asked for the cost to clean both the evaporator and condenser coils. I provided a quote for both coil cleanings. However, the customer felt the price was higher than expected and declined all recommended repairs at this time. The customer chose to pay only the diagnostic fee and did not authorize any additional work.
Performed a diagnostic on a 2.5-ton Carrier system, approximately 3 years old. Upon arrival, I found the system not cooling properly. During inspection of the thermostat and air handler, I observed water in the safety float switch, causing the outdoor unit to shut down and preventing normal cooling operation. I inspected the condensate drain system and found the primary drain line and safety float switch area full of water. The drain line was draining very poorly due to a blockage. I contacted the homeowner and provided a quote for a drain line cleaning. The homeowner approved the repair by phone. I proceeded with a complete drain cleaning by snaking the drain line, vacuuming the drain, and flushing the system with approximately 4 gallons of hot water until the water flowed clear. I cleaned the drain pan and applied Viper treatment to help prevent future buildup and microbial growth. After completing the drain cleaning, I tested system operation and checked compressor amperage, condens

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
