Frequently Asked Questions
Here are some commonly asked questions about our range of HVAC services in Kissimmee.
If your air conditioner isn’t cooling as it should, is making odd noises, or has an unexplained increase in energy usage, it may need servicing. You might also notice weak airflow, unpleasant smells, or the system cycling on and off too frequently. Addressing these issues early can help prevent bigger, more expensive problems down the road.
Furnaces can develop problems like ignition failure, malfunctioning thermostats, and clogged filters that restrict airflow. If your system is making loud or unusual noises, struggling to maintain a consistent temperature, or shutting off unexpectedly, it likely needs repair. Regular maintenance can help detect these problems early and keep your furnace running efficiently.
If your water heater takes longer to heat water, produces inconsistent temperatures, or has visible rust or leaks, it may be time for a replacement. Tanks that are over 10 to 15 years old often lose efficiency and may require more frequent repairs. Upgrading to a new unit can provide better performance, improve energy savings, and ensure a steady hot water supply.
Ductless air conditioners provide targeted cooling, allowing you to set different temperatures in individual rooms, which can improve comfort and efficiency. They don’t require ductwork, making installation easier and reducing energy loss associated with traditional HVAC systems. Additionally, they operate quietly and help improve air quality by reducing dust and allergens.
Choosing the right pool heater depends on factors like your pool’s size, local climate, and energy efficiency goals. Gas heaters warm water quickly and are great for colder areas, while heat pumps and solar heaters are more energy-efficient but may take longer to heat the pool. Understanding your usage habits and budget will help you determine the best system for your needs.
If you experience uneven temperatures, excessive dust buildup, or rising energy costs, your ductwork may be damaged or outdated. Leaks, poor insulation, or improper sizing can cause your HVAC system to work harder than necessary, leading to inefficiency. Replacing old ducts can improve airflow, enhance indoor comfort, and help reduce utility costs.
Air filtration systems help reduce indoor air pollutants such as dust, pet dander, and pollen, improving overall air quality. High-efficiency filters, like HEPA filters, can capture microscopic particles that trigger allergies and respiratory issues. Installing an air filtration system can also help extend the life of your HVAC unit by keeping dust and debris from clogging components.
Indoor air quality testing can identify pollutants like mold, carbon monoxide, and volatile organic compounds that can impact your health. Poor air quality may contribute to allergy symptoms, respiratory problems, and long-term health issues. Testing allows you to find and address specific contaminants, whether through air purifiers, dehumidifiers, or upgraded filtration systems.
Heat pumps provide both heating and cooling by transferring heat instead of generating it, making them more energy-efficient than conventional systems. They work best in moderate climates but can still function in colder areas with additional heating support. Because they use less electricity, heat pumps can lower energy costs while maintaining comfortable indoor temperatures year-round.

Performed preventive maintenance on Unit #3, an 11-year-old Carrier heat pump system serving the bonus room over the garage. System Operation and Inspection: Tested system operation in both cooling and heating modes. During heating operation, only the electric heat strips activated; the heat pump did not operate as expected. The existing thermostat is not properly configured to control the heat pump with electric heat backup. A compatible heat pump thermostat with auxiliary electric heat control is recommended to restore proper heating operation. Tested the system in cooling mode and checked refrigerant pressures, subcooling, superheat, and temperature split. The unit is cooling properly and operating well at this time. Additional inspection findings: * Contactor: Slightly pitted; monitor condition and recommend replacement as needed. * Capacitor: Tested and within manufacturer specifications. * Flow switch: Operating properly. * Air filter: Requires replacement with the correct 1
Performed a diagnostic on the Gulfstream pool heater after finding a low-water-flow error code. Inspected the water filter and tested the unit with the filter removed. The low-flow error cleared; however, each time I attempted to start the unit, it reset and restarted the countdown cycle without successfully starting. Turned off the system, reinstalled the water filter, and inspected the capacitor. The capacitor tested within specifications. Also found one of the part is defective and requires replacement. Attempted to contact the customer by phone and left a voicemail. The customer did not respond to my call, the office voicemail, or text message. Since authorization to proceed with repairs could not be obtained, I closed the system and left the circuit breaker OFF for safety reasons until the customer contacts the office to discuss the recommended repair. Billing: The $79 diagnostic fee will be charged. No repairs were performed due to the inability to reach the customer for autho
Performed a diagnostic on the downstairs HVAC unit after the inspector reported water in the secondary drain pan. During the initial inspection, the area appeared slightly damp, but no standing water was visible. Upon further inspection behind the air handler, I discovered a significant amount of standing water in the secondary drain pan. I checked the equipment level and found that the air handler was pitched in the opposite direction of the primary drain line, preventing proper drainage. I added water to the primary drain pan and confirmed that the water was accumulating on the back side of the coil instead of flowing through the primary drain line. This condition was causing water to overflow from the back side of the primary drain pan into the secondary drain pan. I contacted Adam and provided him with the diagnostic findings and details. Following his guidance, I proceeded to correct the equipment leveling. Due to the difficulty of accessing and raising the air handler, I carefu
Equipment Inspection Report and Recommended Repairs Performed an inspection of the main house HVAC systems due to reported leaking issues and concerns with the equipment. Second-Floor Main House – 5-Ton System 2024 Upon inspection, I found that the equipment platform is sinking, and the return opening in the platform is not properly configured. The existing platform needs to be completely rebuilt. I provided the customer with a quote to re-deck the platform and correct the return opening. The proposal also includes installing the following condensate safety protections: * A primary drain-line safety switch (SS2). * A secondary drain pan installed beneath the return box, equipped with a safety switch. * An additional wet switch for leak detection and protection. Third-Floor System 2 Ton 2024 The proposal includes installing an SS2 condensate safety switch on the primary drain line, along with secondary drain protection, to provide two levels of condensate safety protection. Performed a diagnostic on the pool heat pump due to the unit tripping on the pressure switch. Upon testing system operation, I observed the high-side pressure rise to approximately 540 PSI, causing the unit to trip on high pressure. Upon inspection, I found the pool plumbing bypass valve was open. I adjusted the bypass valve by closing one of the side valves, which caused the refrigerant pressure to decrease. This indicated insufficient water flow through the heat exchanger, preventing the system from properly removing heat from the refrigerant. After adjusting the valve, I retested the system and checked the temperature differential across the condenser and the pool water. The unit is now heating properly and operating normally at this time. I also informed the customer about our maintenance agreements, which can include both the pool heat pump and the air conditioning systems. The customer will discuss the options with his wife and consider enrolling in a maintenance agreement at
Performed blower motor replacement and provided a complimentary blower wheel cleaning per (Heather). After completing the repairs, I tested system operation and verified proper cooling performance, with a temperature split of 19°F. The blower motor amperage is within the acceptable range. During the inspection, I noticed that the return air grille appeared clean from the outside but was restricted by dust buildup on the backside. I removed the accumulated dust from the back of the grille, rinsed the front grille, and reinstalled it. This restriction could contribute to increased static pressure, especially when the air handler closet door is closed, potentially placing additional strain on the blower motor and contributing to premature motor failure. At this time, the system is cooling and operating properly.
Performed a diagnostic on the downstairs 1.5-ton Lennox unit and found the blower motor not operating. I tested the blower motor using a motor tester and determined that the motor may be damaged. The air filter is brand new, and upon inspection, I found the blower wheel heavily compacted with debris. I recommended blower wheel cleaning to the property management. I contacted the property management, and Zach approved ordering the replacement blower motor. The motor is covered under the manufacturer’s warranty; however, labor is not covered. The unit is temporarily down until the replacement motor can be installed. We are scheduled to return tomorrow to replace the blower motor, although the exact arrival time has not yet been determined. Current Status: Unit temporarily down pending blower motor replacement.
Inspected the second floor and checked the indoor humidity level. Despite the rainy weather, the measured relative humidity was approximately 57–58%. The system is controlling indoor humidity more effectively, and the customer reports that the air feels drier on the second floor. The unit is cooling properly and operating well at this time.
Service summary: Preventative maintenance visit UPSTAIRS Found system not cooling properly on arrival. Performed a complimentary leak search on evaporator coil, no leaks found there. Spoke with owner and approved adding a dye pack to system, will return next week for dye pack results. Completed the preventative maintenance by cleaning the drain line, rinsed the outside coil. Optional Add-on Recommendations: 1. UV light 2. surge protection
Performed a diagnostic and found an error code on the thermostat indicating a drain line clog. Upon inspection, the system drain line was extremely clogged, and the drain pan had black mildew buildup. I informed the customer of the findings and provided a quote for drain line cleaning. The customer approved the repair. The customer mentioned that she is currently selling the house, so she does not want to enroll in a maintenance agreement at this time. I cleaned and cleared the drain line and applied Viper treatment to the drain system. I also replaced the system air filter at the customer’s request. After completing the service, I tested the system operation and verified that the drain line is flowing properly. The system is running and draining properly at this time.
