Performed a diagnostic on an older gas furnace and air conditioning system that is over 30 years old and uses R-22 refrigerant. During the inspection, I found the system to be very low on refrigerant. The indoor blower motor, outdoor compressor, and condenser fan motor are all operating; however, the equipment is in very poor overall condition and is not providing cooling. I discussed my findings with the homeowner and explained that the system is low on R-22 refrigerant. I provided a quote for adding refrigerant, but the customer declined the repair because the cost is outside of his budget. The customer also stated that he is not interested in replacing the equipment at this time. No repairs were performed today. The customer will pay the $79 diagnostic fee.
Performed a diagnostic on a 3-ton Carrier split system 2012. Upon inspection, I found the condensate drain line clogged. I cleared the blockage using a drain snake, drain solvent, and a vacuum. I also cleaned the drain pan and treated the drain line with Viper treatment. After completing the drain line service, I tested the system and verified that it is draining properly. I checked the system’s operating pressures, temperature split, compressor amps, fan motor amps, blower amps, subcooling, and superheat. Refrigerant pressures and temperature split were acceptable; however, the subcooling and superheat readings were slightly outside the manufacturer’s specifications. During the inspection, I found significant microbial growth throughout the air handler cabinet, evaporator coil, and blower wheel. I showed these conditions to the customer. I also found the evaporator coil to be heavily corroded and deteriorating, with metal debris falling into the drain pan. Due to the overall conditi
Performed a unit inspection on the 2020 Carrier air handler located in the attic and the 2015 Goodman 3.5-ton outdoor condenser. Found drain line restricted and drain pan at the air handler. Vacuumed all water from the drain pan, flushed and cleaned the condensate drain line, and washed out the drain pan to restore proper drainage. Checked the blower motor amperage and temperature split, both of which are operating within the manufacturer’s specifications. Inspected the outdoor condenser and checked the condenser fan motor amperage, system pressures, subcooling, and superheat. Tested the dual capacitor and found it operating properly. However, the contactor is pitted and showing signs of wear. Verified that the system operating pressures are within the manufacturer’s specifications. At this time, the system is cooling properly and operating within factory specifications. Recommendations: * Replace the worn contactor to help prevent unexpected system failure and ensure reliable syst
Performed a diagnostic on a Bryant 2-ton heat pump system 2023. Found the low-voltage fuse blown. After replacing the fuse, the outdoor breaker immediately tripped, indicating a high-voltage short. Inspected the outdoor unit and found the dual capacitor had exploded, causing multiple high-voltage and low-voltage wires to burn, as well as damage to the condenser fan motor conduit. Presented the repair options to the customer, and the customer approved the repairs. Repaired all damaged high-voltage and low-voltage wiring, replaced the dual capacitor, installed a new low-voltage fuse, and repaired the damaged fan motor wires conduit. Tested the system thoroughly after the repairs. Verified proper system operation in cooling mode. Checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, and confirmed all readings are within the manufacturer’s specifications. Performed a diagnostic on a Carrier 2.5-ton system. The customer stated that over the weekend the evaporator coil froze up and they did not hear the indoor blower motor running. I tested the system through five cooling cycles. During each test, the blower motor started and operated normally, and shut off properly at the end of each cycle. I then checked system operation, including temperature split, refrigerant pressures, subcooling, superheat, compressor amperage, condenser fan motor amperage, and blower motor amperage. All readings were within the manufacturer’s specifications, and the system produced a 20°F temperature split. I also tested the dual capacitor, which is within tolerance, and inspected the contactor, which is in good condition. The evaporator coil is clean, the blower wheel is clean, and the air filter is new. I asked the customer about the previous air filter, and they stated it was not excessively dirty. At this time, I could not duplicate the reported issue. No p
Performed a diagnostic on the Daikin first-floor unit. Upon inspection, I found the condensate drain line was severely clogged. I cleared the drain line using a drain snake, vacuumed the line, cleaned the drain line and drain pan, and applied Viper treatment to help prevent future algae buildup. After completing the drain cleaning, I tested the system in cooling mode. The system started and operated normally, with proper condensate drainage. I discussed the benefits of our maintenance agreement with the customer. He stated that he would review the information and discuss it with his wife when she returns, and he is considering enrolling all of their equipment in the maintenance agreement. At this time, the system is operating properly, cooling as designed, and draining correctly. The thermostat was not connected to the mobile app because the customer has recently changed internet providers and installed a new Wi-Fi router. Performed a diagnostic on the upstairs Goodman system, located in the second-floor closet. The system is a 3.5-ton unit. Upon inspection, I found a failed dual run capacitor, which was preventing proper system operation. I also found that the contactor showed signs of excessive heat and wear. I recommended replacing the contactor to help prevent future failures, but the customer declined and requested only the capacitor replacement. I replaced the dual run capacitor and tested the system in cooling mode. I verified system pressures, subcooling, superheat, and temperature split, and confirmed the system is operating within normal parameters at this time. The unit is back up and running in cooling mode.

Performed a Polar Maintenance service and complete system inspection. Before beginning the maintenance, I tested the system operation and found the unit to be low on refrigerant. The system was only producing a 10°F temperature split, with approximately 40°F of superheat and 0°F of subcooling, confirming the refrigerant charge is well below the manufacturer’s specifications. As a courtesy, I performed a leak search on the evaporator coil but did not detect any leaks. I also checked system operating pressures, compressor amperage, condenser fan motor amperage, blower motor amperage, subcooling, superheat, and temperature split. During the inspection, I found the following issues: * Blower wheel is dirty and requires removal and cleaning. * Blower motor bearings are noisy, indicating the motor is beginning to fail and should be replaced. * Outdoor contactor is badly pitted and should be replaced to prevent electrical failure. * Run capacitor is testing well below the manufacturer’s t

Performed a summer preventive maintenance service on a Goodman 2.5-ton system 4 years old. During the inspection, I found the evaporator coil, blower wheel, and condenser coil heavily compacted with debris due to lack of routine maintenance. I explained to the customer that these conditions reduce system efficiency, restrict airflow, increase energy consumption, and can shorten the life of the equipment. The customer advised that he had previously vacuumed the condensate drain line and showed me water damage in the kitchen ceiling caused by the upstairs system. The drywall has already been removed. During my inspection, I found a section of ductwork with missing insulation above the damaged ceiling. I recommend insulating the duct before the drywall is replaced to help prevent future condensation and water damage.
