Performed a diagnostic on a Lennox system. During the inspection, I found the dual capacitor was out of tolerance and the contactor contacts were worn and defective. I contacted the property manager, Vicky, who approved the recommended repairs. After receiving approval, I replaced the dual capacitor and contactor. I then checked system pressures, subcooling, superheat, and temperature split to verify proper operation. Finally, I tested the system in cooling mode. The system is now operating properly, cooling efficiently, and draining correctly at this time.
Performed a diagnostic on an 11-year-old, 3.5-ton Amana system. Upon arrival, the indoor blower motor and condenser fan motor were operating, but the compressor was not running. A complete system inspection revealed a failed dual capacitor, a heavily pitted contactor, and one side of the condenser coil heavily impacted with dirt and debris. I also inspected the drain line and drain pan and found significant algae buildup restricting proper drainage. I prepared and presented a repair estimate that included replacing the failed capacitor, replacing the worn contactor, cleaning the condenser coil, and cleaning the drain line and drain pan. The customer declined all recommended repairs at this time. I explained that the system is no longer covered under the manufacturer’s warranty and that the overall condition of the equipment indicates a lack of regular maintenance. I also explained that poorly maintained systems experience increased wear on electrical components, which can fail unexp
Performed a diagnostic on the HVAC system. This is a 2022 Carrier heat pump system. Diagnosis: System is empty of refrigerant with no refrigerant charge remaining. The system is currently down and not operational. I contacted the owner/property manager to request approval to perform a leak check; however, I was unable to reach them. Made multiple attempts to contact property management but was unsuccessful in obtaining approval. At this time, a leak check could not be performed due to lack of authorization. The diagnostic fee is to be billed to and paid by the property management company or homeowner. The system remains down at this time.
Performed a safety float switch installation and tested its operation. Verified the system is functioning properly after installation. Checked refrigerant pressures and temperature split, and both are within normal operating range. The safety float switch is operating correctly and providing proper condensate overflow protection at this time. The system is cooling normally and operating within manufacturer specifications.
Performed a diagnostic on an 8-year-old Carrier 3.5-ton system after the customer reported a clogged condensate drain. The customer had already vacuumed the drain line prior to my arrival, allowing the system to resume operation. During my inspection, I found bacterial algae growth in the condensate drain pan. I cleaned and brushed the drain pan, treated it with Viper condensate treatment, and flushed the condensate drain with three gallons of hot water. After cleaning, I tested the drain and confirmed it was draining properly. I performed a complete system inspection and checked refrigerant pressures. The system was below the manufacturer’s specified refrigerant charge. I completed a thorough electronic leak search of the evaporator coil and found no detectable refrigerant leaks. I adjusted the refrigerant charge by adding 2 pounds of R-410A, bringing the system back within the manufacturer’s operating specifications. During the inspection, I also found that the back side of the ev
Performed a diagnostic and found the condensate drain line was clogged, causing the safety float switch to trip and shut the system down. I explained to the customer that this was a maintenance-related issue and is not covered under the one-year labor warranty from the new system installation. I offered the customer a Polar Maintenance Agreement, and the customer accepted enrollment. I then performed the initial preventive maintenance service. The following maintenance procedures were completed: * Cleaned the condensate drain line using a drain snake. * Thoroughly flushed the drain line until the water ran clear, removing a significant amount of algae and bacterial buildup. * Cleaned the condensate drain pan. * Applied Viper drain treatment. * Verified system operation in cooling mode. * Checked system operating pressures, subcooling, superheat, and temperature split. * Measured compressor, condenser fan motor, and blower motor amperage. During the maintenance inspection, I found t

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
