Performed a diagnostic on a Trane system with a recently replaced evaporator coil. The coil was installed in March, and according to the customer, there were no water-dripping issues into the return box for the first several months. After the air filter was replaced recently, the customer noticed a few drops of water dripping from the evaporator coil into the return box. The system is currently using a MERV-13 filter. I checked the system static pressure and found that the airflow and static pressure are within the manufacturer’s specifications. I increased the blower speed to the high-speed setting to improve airflow, and the unit is handling the increased airflow properly. The manufacturer’s specifications indicate approximately 1,200 CFM without the filter and approximately 0.08 in. w.c. with the filter. Based on the inspection, the MERV-13 filter may be contributing to the issue by restricting airflow and potentially causing moisture to carry over from the evaporator coil. I reco
Performed a diagnostic on the natural gas pool heater. Found that the pool heater is not operating and the display is showing an “ERR” error code with no additional numbers. According to the manufacturer’s manual, this error requires professional assistance. The pool heater is approximately 26 years old and is in very poor condition, with extensive corrosion throughout the equipment. Due to the age, condition, and safety concerns, I do not recommend continuing to operate the unit. I explained the condition and replacement options to the homeowner. The customer decided to proceed with replacing the pool heater. I contacted Kenneth to prepare a proposal for a new unit replacement. For safety reasons, I turned off the pool heater breaker. The system is temporarily out of service at this time.
Performed a diagnostic on a Lennox 2.5-ton system. Found the system drain line clogged with significant bacterial growth. Customer approved the drain line cleaning. Performed drain line cleaning using a drain snake and flushed the line with approximately four gallons of hot water. Applied Viper treatment to the drain line and drain pan to help treat and prevent further buildup. Continued with a full system inspection. Checked system pressures, subcooling, superheat, temperature split, compressor amperage, condenser fan motor amperage, blower motor amperage, and outdoor temperature. Found bacterial growth inside the air handler cabinet. Highly recommend a microbial treatment and installation of a UV light to help control bacterial and microbial growth. At the outdoor unit, found the contactor pitted. Recommend replacing the contactor to help prevent potential electrical issues. At this time, the system is operating, cooling, and draining properly.
Performed a diagnostic and full system inspection on a 2018 Trane/Goodman system. During the inspection, I found the condensate drain line clogged. I cleared and cleaned the drain line and restored proper drainage. During the full system inspection, I found the following issues: * Contactor is pitted. * Capacitor is weak and out of tolerance. * Condenser coil is extremely dirty. * Evaporator coil is dirty. * Blower wheel is dirty. * Bacterial/microbial growth is present inside the system. * Outdoor suction line insulation is deteriorating due to weather exposure. * Thermostat wiring insulation is also deteriorating from weather conditions. I discussed the recommended repairs with the customer and provided a quote for the necessary repairs. At this time, the customer decided to hold off on the repair work and wanted to address only the immediate issue. I provided a quote for the drain line cleaning and service call. I also presented the Arctic Service Membership, which the customer a
Recommended Repairs & Improvements • Chase Water Removal – Remove standing water from the refrigerant line chase to prevent insulation deterioration, microbial growth, condensation issues, and refrigerant temperature irregularities that can impact system performance. • Contactor Replacement – Replace worn and pitted contactor to reduce the risk of electrical failure, intermittent operation, and unexpected system shutdown. • Supply Plenum Rebuild – Rebuild the supply plenum to eliminate air leaks, improve airflow, increase system efficiency, and address microbial growth present within the plenum. • Blower Wheel Cleaning & Microbial Growth Treatment – Remove and clean the blower wheel to eliminate dirt, debris, and microbial growth restricting airflow. This service helps restore proper airflow, improve system efficiency, enhance indoor air quality, and reduce strain on the equipment. Microbial Growth Treatment - Recommended due to visible microbial growth within the air handling sys
Performed contract maintenance and checked system operation in cooling mode. During the initial inspection, I found the system low on refrigerant with a low temperature split. I also found the condenser coil dirty, the drain line badly clogged, and the drain pan full of algae. I checked system pressures, subcooling, superheat, and temperature split. I cleaned the drain line and drain pan and rinsed the condenser coil. I also performed a complimentary leak search and found the evaporator coil leaking. This explains the oily residue in the drain pan and the oil present in the condensate coming from the drain line. I discussed my findings with the customer and explained that the leaking evaporator coil has caused the system to operate outside of the manufacturer’s specifications. The customer requested a proposal for a new system. I contacted the office to create a lead for Kenneth, collected all required system information and measurements, and Kenneth arrived on site to discuss replac

FAQ
Frequently Asked Questions
Here are some frequently asked questions about our range of HVAC services. If yours isn’t mentioned, just get in touch with us and we’ll provide you with an answer as soon as possible.
It’s recommended to schedule HVAC maintenance at least once a year. For best performance, have your AC checked in the spring and your heating system serviced in the fall.
If your AC is over 10-15 years old, frequently breaks down, or struggles to cool your home efficiently, it may be time for a replacement. If the issue is minor and the unit is still in good condition, a repair might be the better option.
A sudden increase in energy costs can indicate an inefficient HVAC system. Dirty filters, leaky ducts, or an aging unit can cause your system to work harder, consuming more energy. Regular maintenance helps improve efficiency and reduce costs.
Change your air filter every 1-3 months, depending on usage, allergies, and pets. A clean filter improves airflow, helps maintain indoor air quality, and extends the life of your system.
During the summer, set your thermostat to 78°F when you’re home and higher when away. During the winter, keep it at 68°F for energy savings. A programmable or smart thermostat can help optimize comfort and efficiency.
With proper maintenance, most HVAC systems last 10-15 years. However, factors like usage, climate, and upkeep can impact their lifespan. Regular servicing helps extend their longevity.

Ductless AC systems are energy-efficient, easy to install, and provide zoned cooling for better temperature control. They’re a great option for homes without existing ductwork.
Regularly changing air filters, installing air purifiers, using a dehumidifier, and ensuring proper ventilation can significantly improve indoor air quality. We also offer professional air quality testing and filtration solutions.
Unusual sounds like banging, rattling, or screeching can signal issues such as loose components, motor problems, or airflow restrictions. If you hear anything unusual, it’s best to schedule an inspection before it leads to a bigger problem.
