Performed contract maintenance and tested system operation in cooling mode. Checked system pressures, subcooling, superheat, temperature split, blower motor amps, condenser fan motor amps, and compressor amps. All readings and system operation are within manufacturer specifications. Inspected the evaporator coil, blower wheel, and drain pan. Evaporator coil and blower wheel are clean. Found significant algae buildup in the drain pan. Cleaned the drain pan and drain line and added Viper treatment. Rinsed the condenser coil from inside to outside and outside to inside to ensure proper airflow and cleanliness. Also brought to the homeowner’s attention an electrical installation issue related to equipment installed by Duke Energy. The electrical conduit was filled with water, and a knockout was made on the electrical cover in a location that makes electrical servicing difficult. Service Summary: Found float totally full of water on arrival. Recommended joining Polar club which would include the drain service needed plus the full preventative maintenance. Snaked and flushed the drain line until fully clear and cleaned the drain pan. Competed full preventative maintenance First visit of Polar Club was used toady. Second visit will be in the spring. No further recommendations at this time.

Performed a diagnostic on a 3-ton Goodman air handler manufactured in 2021 with a 2022 condenser. System is not registered. Upon inspection, I found the system running low on refrigerant, with high superheat and low subcooling. I checked compressor amperage, fan motor amperage, system pressures, subcooling, superheat, and temperature split. The capacitor was tested and found to be within tolerance. The contactor is pitted and recommended for replacement. I also inspected the drain pan and drain line and found them dirty with algae and bacterial buildup. The evaporator coil was found to be freezing due to the system being low on refrigerant. I performed a complimentary leak search and found multiple refrigerant leaks in the evaporator coil. I contacted the office to verify the system warranty and was advised that the warranty expired in August 2026, approximately one month ago. Performed PCB board replacement. After completing the replacement, I tested the system operation and ran the unit through a complete test cycle. The system is now operating normally in cooling mode. Customer stated that the previous technician did not complete the drain cleaning. I vacuumed the drain line, flushed it with two gallons of water, and primed the drain line. I also added Viper drain treatment.

Performed a diagnostic on a 3-ton Goodman straight-cool system. The system was freezing up, so I performed a complete system inspection and leak search. No active refrigerant leak was found using electronic leak detection and UV light. UV dye was previously present in the system, but no visible dye leak was found. The system is low on refrigerant, and based on the inspection, a possible leak is suspected at the suction-line service valve. During the inspection, I also found the return duct damaged and open to the exterior of the trailer. The evaporator coil, condenser coil, and blower wheel are heavily impacted with debris and require cleaning. The contactor was found to be severely pitted and not operating properly. I recommended replacement, and the customer approved the repair. I replaced the contactor and tested the system afterward.
