Performed preventive maintenance on the pool heater. Checked system pressures, temperature differential, compressor amperage, fan motor amperage, capacitor, and contactor. Rinsed the condenser coil thoroughly from the inside out and outside in, removed leaves from inside the unit, and cleared debris from around the condenser pad. The system is heating properly and operating as expected at this time. Recommendation: The service ports are missing locking caps. Recommend installing locking service port caps to help prevent refrigerant leaks and protect the service ports from potential damage or tampering.

Diagnostic Report – Goodman R-22 HVAC System Performed a diagnostic on a Goodman R-22 system with a 19-year-old outdoor unit and a 16-year-old indoor air handler. The tenant reported that the system was not maintaining the desired temperature or providing sufficient cooling throughout the house. Upon inspection, I found the safety float switch displaced from its proper position, causing the system to shut down. I repositioned the float switch and tested the system in cooling mode. I checked system pressures, subcooling, superheat, and temperature split. The system started and was producing cold air. At the time of inspection, cold air was being delivered to all rooms, as confirmed during the room inspection requested by the tenant. However, the system is operating outside the manufacturer’s specifications and may not adequately maintain the desired indoor temperature. Performed a diagnostic on the pool heat pump after finding system lockout fault codes HP5 and LP5. Both codes may indicate insufficient water flow caused by a dirty or restricted filter. I turned off the water pump, removed the filter, and tested the heat pump without the filter installed. The heat pump started and operated normally. During testing, the water pressure was 15 PSI. After reinstalling the filter, the pressure increased to 21 PSI, and I tested the heat pump again. The unit started heating normally. Based on these findings, there is a high possibility that the pool filter requires cleaning or replacement. The restricted water flow may be triggering the safety lockout codes to protect the equipment from improper operating conditions. Recommendation: The pool technician should inspect the filter and clean or replace it as necessary to ensure proper water flow through the heat pump. Daikin HVAC Diagnostic and Repair Report Performed a diagnostic on the Daikin HVAC system and found the condenser PCB control board defective, with one of the terminals showing signs of burning. Removed and replaced the defective control board under warranty. Applied thermal paste to all terminals and installed a ProAdam surge protector on the condenser to help protect the system’s electrical components from power surges. After completing the repairs, tested the system in cooling mode and verified proper operation. The system is cooling, running, and draining properly at this time. Warranty: Replacement PCB control board covered under warranty.

Performed a diagnostic on a 2021 Goodman air handler and a 2022 Goodman heat pump condenser. The air handler is not equipped with electric heat. During the system inspection, I found the condensate drain line clogged and the drain pan full of debris. I presented the repair options to the customer, who elected to sign up for the Arctic maintenance membership. I completed the summer tune-up today, including checking the temperature split, system pressures, cooling superheat, and air filter. I also cleaned the condensate drain line using a drain snake and flushed the line with water until it ran clear. I cleaned the drain pan and tested system operation. During the inspection, I also found the capacitor operating outside the manufacturer’s specifications. I recommended replacement, and the customer approved the repair. Performed a diagnostic on the pool heater heat pump and found that the condenser fan motor was not running. Upon inspection, I discovered that the fan motor capacitor was missing. I contacted property management and informed them of the findings. Property management instructed us to leave the unit as is, as they will be taking care of the issue.
